Description
SRE intends to relocate the current KLM cargo buildings 1-3 to create space for the further development of Schiphol Centrum. As a replacement, SRE will realise a new cargo terminal for KLM at Schiphol Oost. This involves a modern and sustainable cargo building with a size of approximately 70,000 to 80,000 m², designed to optimally support KLM's cargo operations in the long term. Functionality is prioritised over aesthetics in the design, fitting with the logistic character of the cargo building. The contract involves the architectural and constructional development from the SO (Schets Ontwerp) based on the Programma van Eisen (hereinafter referred to as PvE) and Conceptual Design, drawn up in cooperation with the future tenant, up to and including an integral tender-ready design (TO) including specifications. The measurements of the building will be between 70,000 and 80,000 m2. Furthermore, the works include, among others: • Facilitating the acquisition and promotion of a positive decision-making process by both the client and the tenant regarding phase completion and design proposals; • Design coordination in the advisory team; • Involvement during the construction phase up to and including handover and aftercare; • Availability to implement changes in the design; • Designing within the frameworks: at least BREEAM excellent, further specified in the Programma van Eisen; • Connecting the building to the layout of the land area to be developed; • Carrying out the aesthetic construction supervision; • Supporting Directievoering and supervision; • The contractor produces and checks with the other advisors the working drawings for the execution; • The safety and security concept, if applicable, will be formulated in consultation with SRE. The contract consists, among other things, of the following tasks and responsibilities: The future contractor and the advisors to be contracted will work closely with the specialists of SRE. An exact demarcation of the works will be attached to the Invitation to Register. SRE intends to award the entire design contract, but the contract will be provided in the following seven phases in accordance with DNR2011: Schematic Design, Preliminary Design, Definitive Design, Technical Design, Environmental Permit, tendering and Execution Design. SRE reserves the right to amend (parts of) the contract, as well as to ultimately not provide one or more parts of the contract.
