Hungary – Research and testing facilities construction work – HSM Gyógyszerkutatási Centrum kialakítása I. ütem
Description
The development of the Hőgyes-Schöpf-Merei Pharmaceutical Research Centre, Bakáts block, Phase I: Construction of the Laboratory Building and renovation of existing buildings. The project will be implemented on the 36868 cadastral plot in the Bakáts tér block in Budapest IX. district, under a general contracting agreement. The Faculty of Pharmacy of Semmelweis University consists of 6 organizational units, four of which, the University Pharmacy, the Institute of Pharmaceutical Organization, the Institute of Pharmacy, the Institute of Pharmaceutical Chemistry and the Institute of Organic Chemistry, operate in the buildings located at 5-9 Hőgyes Endre u., 1092 Budapest. The Institute of Pharmacognosy is located in the Central Building of the Inner Clinical Block, 26 Üllői út, the Institute of Pharmacology is located in the Theoretical Block, 4 Nagyvárad tér. The properties at 10 Bakáts tér and 14 Knézich u. are vacant. The net floor areas of the buildings affected in Phase I are: - Building I (Knézits utca 14.) 1585.15 m2 – renovation, refurbishment - Building J (Knézits utca 14.) 1056.66 m2 – renovation, refurbishment - Building K (Knézits utca 14.) 135.37 m2 – renovation, refurbishment - Building L 4518.89 m2 – new building - Building M (Bakáts tér 10.) – 3237.72 m2 – renovation, refurbishment
Renovation, refurbishment total net 6014.9 m2
New building construction total net 4518.89 m2
Demolition (above-ground demolition work): Complete demolition of the boiler house wing of Building I: 1 518 cubic meters
Complete demolition of the pathological building of Building T: 754 cubic meters
Complete demolition of the rear courtyard wing of Building M: 840 cubic meters
Total building section and building demolition: 3 112 cubic meters
Partial demolitions of Buildings I, J, K and M, complete structural demolition of the basement (below-ground demolition): 263.8 m2
The aim of the development is to enable the Institutes of the Faculty of Pharmacy to operate from a single location. With the addition of the areas of the Bakáts block, this is a realistic possibility, and a unified campus area can be realized. The developer plans to implement the realization in phases. In the first phase, the new laboratory building will be constructed in the Bakáts block, where practical training with modern technologies will be realized. The theoretical training will take place in the former Schöpf Merei Hospital building. The former Retirement Home (Building I) will primarily house office functions. The net floor area of Building I is 1585.15 m2, which will be renovated to change its function as described above. Based on local protections, the possibility of placing the existing-remaining buildings and the new buildings is clearly outlined. Protected areas by plot sections: - On the Hőgyes side, buildings A – E in their entirety, and the facade of building B are locally protected. - On the Bakáts side, most of buildings I – J – M are also locally protected. Here, it is not possible to place a building in the inner courtyard of buildings I-J. Renovation of buildings I-J-K (U-shaped building): The tower is located at the peak of the gable, in the middle axis of the rear building wing. It is not a separate structure, but part of the internal structure attached to the roof structure. It is currently damaged and requires complete replacement, with a new internal structure and modern – preferably titanium-zinc – cladding. Its supporting structure also needs to be rebuilt. As part of the investment, a total of 378.6 m2 of research laboratory will be created. Work area handover: within 10 working days from the date the contract enters into force. Subject to permit for construction investment. If the invitation to tender or the procurement documents make it necessary to refer to a specific brand, origin, type of item, procedure, activity, person, or patent or trademark in any point to unambiguously and generally define the subject of the procurement, it must be interpreted in every case that the mention was made only to unambiguously define the nature of the subject, and must be interpreted as if the expression "or equivalent" also appears next to it. The equivalence - in case of doubt - must be proven by the bidder. Equivalence: 321/2015 (X.30.) Government Decree 46. § (3)-(6) points.
