The branch office at Erbstetter Straße 58 is located within the city limits of Backnang and is part of the administrative sites of the Rems-Murr-Kreis. The existing building is currently used as an administrative building and is to be comprehensively upgraded structurally, functionally and technically as part of the project to ensure long-term and contemporary use. The aim of the project is to convert and modernise the building into a high-performance administrative site with clearly defined usage areas according to the three-zone model. A modern office and usage concept is planned, with internal work areas, consultation and meeting rooms, as well as supporting ancillary functions. Public and high-traffic uses are to be predominantly located on the ground floor and partly on the 1st floor, while the upper floors will mainly serve internal administrative and work functions. This will enable a functional separation of public and internal areas and support an orderly administrative operation. As part of the renovation, measures are particularly planned to reorder the layouts, adapt to current work and organisational forms, improve accessibility, and implement contemporary fire safety and security requirements. In addition, structural and technical measures will be implemented to improve energy efficiency and indoor climate. The construction work will be carried out in sections over several floors to adequately consider the complexity of the existing building and the operational requirements. Due to the tight time constraints and the high coordination requirements resulting from numerous trades and their dependencies over several floors to be realised in a staggered manner, the awarding of the construction services to a general contractor is being examined. This procurement strategy may include the transfer of the execution planning according to HOAI performance phase 5 to the general contractor, with the aim of reducing interfaces, bundling processes and minimising scheduling and coordination risks. Initially, the commissioning of the project planning for the preliminary and design planning according to HOAI performance phases 2 and 3 is planned. Additionally, if necessary and in coordination with the responsible approval authorities, the approval planning according to HOAI performance phase 4 will be carried out. The further planning steps and the concrete procurement strategy will be determined on the basis of the planning results obtained and the organisational and scheduling requirements.
