Creation of 44 new apartments on the Dreispitzpassage site by adding floors to the existing underground car park, demolishing the shopping mall, installing a green courtyard, and adapting the adjacent building parts Bauteil G on all floors and Bauteil A/B and D/E on the ground floor and basement (see overview plan of building parts). Location and Urban Planning The site is located in the central district of Berlin - Mitte. Seven houses with their own access and 6 or 7 floors form the three-sided block along Friedrichstraße, Claire-Waldoff-Straße and Reinhardtstraße with the ground-floor "Dreispitzpassage" inside. Along the historically existing access route between Reinhardtstraße and Claire-Waldoff-Straße, hereafter referred to briefly as "Spitzweg", sits the fourth, low building, a 2-storey building consisting of underground car park level TG 1 on the ground floor and the mall on the 1st floor. The delivery zone of the mall and the access and exit to the underground car park are also located here. Inside the block edge there is also an underground car park level TG and above it a retail level with a naturally lit, glazed access zone. The single-storey building on the underground car park TG 1 is to be demolished and replaced by a 2-6 storey extension. The mall above the underground car park TG will also be demolished and replaced by a green courtyard. Towards Reinhardtstraße, the number of floors is successively reduced to two floors and a roof terrace due to the setback distances to the neighbour Reinhardtstraße 6. The connection between the 6-storey extension and Claire-Waldoff-Straße 5 will not be constructed as a closed building. Open, stacked, "airy" terrace levels in reinforced concrete construction create a light- and air-filled connection that creates a new quality on the site and benefits the future residents of the old building.
