Description

The Stadionbad is the largest indoor swimming pool in the city and region of Hannover (with a gross volume of approx. 71,500 m³ and a water surface area of around 1,400 m²) and is one of the most important and popular indoor swimming pools in the state capital of Hannover (LHH). Currently, structural damage (including: to the glass facade, concrete components, leaks in the pool edge area, particularly of the non-swimmer pool) and technical building defects (due to the dilapidated, outdated systems and dilapidated pipes) have accumulated to such an extent that they pose a risk of an uncontrolled failure of the pool. The current structural condition of the building requires a comprehensive renovation (major renovation). The existing building has the following usable areas (total approx. 9,000 m²), whereby the basement (crawl space) with its technical and traffic areas with a net floor area share of almost 3,000 m² is not taken into account in the following list: Office/break rooms: approx. 400 m²; Changing areas: approx. 1,000 m²; Storage areas: approx. 500 m²; Sanitary rooms/shower/kitchen: approx. 500 m²; Technology/technical functional areas: approx. 600 m² (excluding basement); Traffic areas (TA): approx. 2,000 m² (excluding basement); Swimming hall: approx. 3,500 m²; Sauna: approx. 350 m²; Cafeteria (milk bar): approx. 200 m²; The planning services for building construction, technical equipment (electrical planning, sanitary planning with pool water technology, civil engineering structure, heating, ventilation and mechanical engineering as well as building systems/IUK), outdoor facilities, structural planning and fire protection planning are to be combined as a total service (general planning service Lph 1-9). Initially, the services described in the service specifications for phases 1 and 2 are to be commissioned. The phased commissioning of further service phases will be subject to budgetary provisions. Service phases that the contracting authority does not commission at the time of the contract award are subject to a suspensive condition. The contracting authority reserves the right to limit the commissioning to partial services of individual service phases or to individual sections of the construction project. The contracting authority intends to call in further services – individually or in full – if the planning and execution of the construction project continues. When deciding on the call-in of the further services, the contracting authority will take into account that this generally requires the political decisions and the approval of the HU construction/construction documentation. There is no legal entitlement to the commissioning of further service phases. The contractor is obliged to provide the services of the further service phases if the contracting authority assigns them to him. The contractor cannot derive an increase in his fee from the phased commissioning. Together with the task description, the Real Estate Management Department, together with the involved specialist departments, has determined a cost framework for this planning contract, which takes into account the implementation of the necessary renovation measures. The total investment volume is estimated at around 75,000,000 € gross (KG 200-700).
