Germany – Load-bearing structure design services – Neubau Sporthalle und Hort in Markt Glonn - Fachplanung Tragwerksplanung der Leistungsphasen 1 - 6

New construction of sports hall and nursery in Markt Glonn - structural design services phases 1 - 6 -- The municipality plans to build a double gymnasium with integrated childcare on the southern part of the existing sports facility at Geschwister-Scholl-Straße. The basis for this is a municipal council resolution from February 2025, according to which the general feasibility of the project was examined. As part of a feasibility study, a concept with visualizations was created taking into account fundamental fire protection and structural requirements and presented to the municipal council. The plan is for a combination of school and sports use as well as childcare within a common building. The sports use is to be arranged on the ground and first floors, while the childcare rooms are planned for the attic. Access to the sports hall is planned via Geschwister-Scholl-Straße. The childcare facility is to be directly accessible from the school grounds, without crossing public traffic areas. The collection of the children is also planned via Geschwister-Scholl-Straße. Barrier-free access and delivery are to take place via Wiesmühlstraße. Predominantly solid timber construction with generous glazing areas is planned. The project has increased technical and planning requirements. The site is located within a designated floodplain. Therefore, extensive water management and flood protection aspects must be taken into account in the further planning. The building entrances have been planned approximately 70 cm above ground level in the previous planning. Retention areas that fall away due to the project must be compensated for within the floodplain. The municipality will also be involved in the water management issues. Additionally, there are demanding geotechnical boundary conditions. According to the current state of knowledge, there is no immediately load-bearing subsoil. It is to be expected that measures for soil improvement or deep foundations will be necessary, with load-bearing soil layers presumably only being reached at a depth of approximately 8 m. Due to the location in the floodplain, it is also to be expected that building parts in the lower area must be designed accordingly. The legal requirements, in particular the GEG, are to be complied with. In order for Markt Glonn to be able to realize the construction project financially, funding according to FAG is the top priority. -- The subject of the contract are the services of the structural design services phases 1 - 6 as well as the special service of engineering inspection of phase 8 according to HOAI 2021. The contract is awarded in stages according to § 51 HOAI. In the event of an order, phase 1, the performance phases 1 and 2 will be ordered as the first stage. The client will decide on a further order of the performance stages in the further course of the procedure. No claims for the transfer of further performance stages or further services can be derived from the staged order. The construction costs (KG 200 - 600) are estimated at gross approximately 9.1 million euros. -- The start of planning is to take place promptly after the award of the contract, presumably in September 2026. The establishment of the construction site could therefore begin in the 3rd quarter of 2027, commissioning in coordination with the client, planned for September 2029. – The special services are designed as options that the client can call up, but is not obliged to do so. -- The contract template is attached to the tender documents.
