The district of Gifhorn plans to construct a new special needs school focusing on intellectual development at the location of Wittingen. Planning, preparation and execution of the construction project will be carried out by the contracting authority. According to the needs assessment, the school is initially to be planned as a single-track school, but the possibility of a two-track expansion should be taken into account. An external planning office has been commissioned to produce a feasibility study including cost estimate. The gross floor area (GFA) for the new building amounts to approximately 6,676 m² in total. The estimated investment costs amount to approximately 37.78 million EUR gross. As part of a cost-benefit analysis (Annex 5), various procurement options were examined in a neutral manner. The building site is located at Am Kleinbahnhof in 29378 Wittingen and covers an area of approximately 13,826 m². According to the building concept, the school building is divided into several functional areas, including a community area, specialist teaching rooms (FUR I and FUR II), general teaching rooms (AUR), a sports hall, a therapy area with training apartment, and an administrative area on the upper floor. The gross floor area of the school building is approximately 5,939 m². In addition, extension areas for additional teaching rooms are planned to ensure the possibility of a two-track expansion. The outdoor facilities include, among others, playgrounds, an outdoor sports area (approx. 1,300 m²), a play area, and parking and access areas of approximately 5,000 m² with a total of 88 parking spaces. With regard to the required outdoor facilities, the special requirements of a special needs school focusing on intellectual development must be taken into account.
