For the award, 12 (including cultural and commercial) properties managed and operated by BIM GmbH from the SODA - Special Fund for Public Services - and non-essential existing properties of the State of Berlin have been combined. These properties are very heterogeneous in terms of use types and intensities, size, location, accessibility, and particularly equipment, and are demanding to manage. Some of the properties contain several individual buildings and building complexes in varying structural and technical conditions. The properties are characterized by the different structural and technical conditions and states of the respective individual buildings or building complexes during ongoing management. For the properties, certain management services are to be provided by the AN for comprehensive, cross-functional and technical operational management. These are basically divided into operational management in Facility Management (including property management, documentation & reporting, IT-supported services, defect claim management/ warranty tracking) and the services of technical building management (including operational management/ property operation, maintenance, tree inspection, operational services). For Lot 1, services of infrastructural building management (including open space cleaning, landscaping, winter services, security services, cleaning services) are also to be provided. The following lot structure underlies the tender: Lot 1: 2 objects (approx. 71 680 m² GFA): Am Festungsgraben 1, Beeskowdamm 3, 5, 7, 9, 11 Lot 2: 6 objects (approx. 56 578 m² GFA): Goerzallee 325, Goerzallee 327, Babelsberger Str. 14-16, Hardenbergstr. 22, 24, Königin-Luise-Str. 98, Zerpenschleuser Ring 37 Lot 3: 3 objects (approx. 34 117 m² GFA): Kiefholzstr. 19-20, Molkenmarkt 2, Paul-Gesche-Str. 9 Lot 4: 1 object (approx. 15 800 m² GFA): Obentrautstr. 19,21 (Dragoner Areal) In addition, the contracting authority has the option of awarding an optional object in each of Lots 3 and 4 additionally during the contract period.
