In the town of Mülheim-Kärlich, in the collective municipality of Weißenthurm, a building area is to be developed in the municipal area of Mülheim, parcel 4. The planning area is approximately 10.1 ha in size and is located on the former site of the Dr. Carl Riffer Baustoffwerke GmbH & Co. KG. The site is lower in the interior than at the edges. The traffic development will be via the state road L 121. Two connections are planned, located where there are currently already access roads to the site. This ensures that the connection can also be implemented from the height. The internal development is designed in a stepped manner. Further information on this can be found in Annex 6, ("Justification with Environmental Report", Chapter 1.6.2 Development of the Planning Area). To promote the regeneration of groundwater and to relieve the sewer network, it is intended to integrate the rainwater management/street drainage into the green spaces or to carry it out underground. The erection of above-ground technical structures should be avoided. The services requested here include phases 1-3 and 5-8 according to HOAI for the design of the traffic facilities. The following billable costs (cost groups according to DIN 276) have been estimated for the construction services at present: - Group 500 - Traffic facilities 3,329,400.00 Euro (net). The planning services for the design and the technical equipment of groups 410-430 (HLS) and 470 will be carried out in-house by the collective municipality administration of Weißenthurm.
