Description
The subject of the contract is the building design services in accordance with § 34 ff. HOAI, LPH 6-9, for the new construction of a 4-track primary school with a triple sports hall and open sports facilities, as well as a house for children 2-2-0 and the refurbishment of the existing building (Daxetstr. 10) in Eggarten/Lassallestraße, Feldmoching-Hasenbergl. - - - The new construction is located in the area of the public-use area for education of the land-use plan with green spaces No. 2143, which is in the 4.2 procedure. The area of the new school site comprises approx. 23,575 m² and extends over 21 plot numbers (No. 479/30, 479/31, 479/27, 479, 479/2, 479/3, 479/4, 479/5, 479/6, 479/7, 479/8, 479/9, 479/14, 479/16, 480/16, 480/5, 480/6, 480/7, 480/8, 480/9 and 487/4). - - - The main access is via the school forecourt in the northeast. The sports hall and open sports facilities are separately accessible for external use. A district garage in the north accommodates parking spaces for the school and the district. The open sports facilities border public green spaces and are touched by the main cycle route. Noise protection measures are required to the west towards Lassallestraße. - - - The existing building, which is to be preserved, was built around 1921 and is located at plot number 479/31 at the "school square" (Daxetstr. 10) and is assigned to the school site. The building is to be used by the school and will serve as a seminar room in the future. The gross floor area of the existing building is 75 m². - - - The 4-track primary school provides space for 16 classes with around 400 pupils and 40 teachers and care staff. The gross floor area of the 4-track primary school is 7,458 m². The play area comprises approx. 1,700 m². The open sports facilities consist of a grass playing field (60 m x 90 m for club use), a small all-weather pitch with long jump (3 runways) and running tracks (65m). - - - The house for children comprises two nursery groups with 12 children each and two kindergarten groups with 25 children each. The gross floor area of the HfK 2-2-0 is 1,112 m². - - - To cover the school and club sports needs, a 3-fold sports hall with stands and club use is being created at the new educational site, which can accommodate up to 200 people. To avoid having to build a basement, the sports hall is on the ground floor and is weather-protected and directly accessible from the school. The resolution of the City Council "Inclusive Sports Facilities Construction" (No. 14-20/ V16199 of 18.03.2020) is taken into account. The gross floor area of the sports hall is 3,687 m². - - - According to the urban planning guidelines of the state capital Munich, among other things, the following construction standards are taken into account: - hybrid timber construction; solid components predominantly made of recycled concrete (primary school in skeleton construction; sports hall and house for children in solid timber construction) - - - - Ventilated facade as ventilated timber cladding with wood fibre insulation materials - - - The new construction and the existing building are planned as KfW efficiency buildings EG 40 with a specific primary energy demand of 36.70 kWh/(m²a). - - - The sustainability aspects according to BNB and QNG are observed and a BNB certification silver is aimed for. - - - A ground water heat pump is planned as energy supply. - - - The roof of the sports hall is to receive a full occupation with photovoltaics as a roof-mounted system with a module area of 1,200 m² and an electricity yield of 280,000 kWh/a. - - - The new construction measure will be carried out in one construction section.
