Description

The City of Bad Vilbel intends to construct 20 residential units. A preliminary planning approved by the Magistrate in 2024 for the new construction (building design LPH 1-2) is included in the tender documents. This serves as the basis for further planning and is to be used for implementation. The preliminary planning classifies the building as building class 4. The four-storey building is planned as a modular construction. Explicitly, a steel container construction is not desired. The new construction is to be erected by a General Contractor (GU) in the form of a partially or prefabricated timber/ timber-hybrid construction, such as a timber frame construction, on a massive partial basement. Thus, the execution planning is half with the GU. In this context, reference is made to the requirements from the MHolzBauRL (model guideline on fire protection requirements for components and external wall cladding in timber construction) for building class 4. The aim is to achieve a sustainable construction method above the top edge of the basement, to shift the construction site traffic into pre-production, and to keep the on-site construction work and traffic and disturbances from the construction site to the surroundings as low as possible. A grant has been applied for the new construction. The conditions for obtaining the grant must be complied with and a corresponding proof of use must be created with completion, which corresponds to the grant guidelines. +++ The services of the technical equipment according to §§ 53 ff. HOAI, plant groups 1-3, LPH 1-9 as well as special services are to be awarded. +++ Estimated construction costs of approx. 5.3 million € net for work items 200-700 are expected. Of this, approx. 0.9 million € net is allocated to work item 400.
