For the properties of the Culture segment, which are centrally managed by BIM GmbH, facility management services are being tendered in four lots. The tendered portfolio comprises a total of 74 economic units. The contracting authority (AN) has specified management services for the comprehensive technical operation of the properties. These are generally divided into facility management operations (e.g. property management, technical service, defect management) and technical building management services (e.g. operations/property operations, maintenance, tree inspection, operational services). The subject of the management is 74 economic units with a total of approximately 712,624 m² of gross floor area, divided into four lots. This is a very heterogeneous and demanding property portfolio in terms of use types and intensities, as well as size, location, accessibility, and especially equipment. The objects are characterised by the complexity of structural and technical conditions and the specific requirements of use. The following lot structure is planned for the award of the services in question:

- Lot 1: 25 objects plus 2 unknown option objects; approx. 233,198 m² GFA

- Lot 2: 22 objects, including 2 known option objects plus 2 unknown option objects; approx. 240,698 m² GFA

- Lot 3: 4 objects plus 2 unknown option objects; approx. 102,723 m² GFA

- Lot 4: 23 objects, including 4 known option objects plus 2 unknown option objects; approx. 137,002 m² GFA

Within the framework of its property management services, the AN is responsible for ensuring that the obligations of further infrastructural trades are fulfilled as part of its control and monitoring services. The AN coordinates and controls, as the contact person and interface "property management" between the contracting authority (AG) and the user, the relevant technical and infrastructural services and is available to both the AG and the user as the responsible contact person.
