Description

The State of Lower Saxony intends to implement the replacement new construction of Building 1 for the Northwest German Forest Research Institute in Göttingen, as well as the conversion of the existing Laboratory Building 2 into a purely administrative building. The state-owned areas at Grätzelstraße in Göttingen, which are already equipped with existing buildings, are available for construction. In the new Building 1 to be erected, laboratory areas with the most modern technology are to be created. In doing so, the possible integration of the existing basement into the replacement new construction is to be investigated before the demolition of the building. After completion of the replacement new construction, Building 2 is to be converted from laboratory areas into a purely administrative building. The existing Building 3 on the property is a new building from 2019 and provides space for both laboratory and administrative areas. The plot 14/65 is in third-party ownership and is leased on a long-term basis. The property is accessed from Grätzelstraße. As can be seen from the attached property map, the property consists of different plots, two of which are to be merged as part of the planning. The existing buildings, consisting of several building parts, were constructed in different years of construction. The exact functional interrelationships are to be coordinated in the later processing. The desired relationships of the existing and new functional units will be presented in detail by the user during the planning process. During the construction measure for the replacement new construction of Building 1, the laboratory operation in Building 2 must be ensured continuously. Only after the laboratory areas in the replacement new construction Building 1 have been commissioned, the laboratory operation in Building 2 can be discontinued. The construction costs, cost group 200 - 600 (excluding 610) according to DIN 276, are "capped" and must not exceed 40 million EUR, incl. 19% VAT, for the renovation & new construction. Estimated for the cost group 410-KG 430 and KG 480 New construction 5.5 million EUR (gross) Estimated for the cost group 410-KG 430 and KG 480 Renovation 750,000 EUR (gross) The development of an economical and cost-effective concept is the top priority. Holistic principles for sustainable planning and construction, operation and maintenance, as well as for the later use of the property, are to be taken into account. By taking sustainable planning approaches into account at an early stage, the overall economic efficiency of buildings (construction, operation, use, environmental, health costs and non-monetary values) can be significantly improved. In addition, in order to reduce investment and follow-up costs, technologies that meet this goal are to be planned in the building construction sector as well as in the special engineering sector. In general, cost-effective, industrially manufactured series products are to be used. Only materials and building constructions whose building supervisory approvals are regulated are to be used. Further information can be obtained from the tender documents.
