The Klubhaus Kremmen, located at Am Markt 14 in 16766 Kremmen, is a prominent, listed building of significant historical importance to the town. The three-storey plastered building, erected in 1850 with late-classical facade elements, dominates the market square and served as the central venue until the 1990s. After around 20 years of vacancy, the first renovation steps were taken in 2012/2013 to repair the roof, facade, and market-side windows, and in 2016/2017 to renovate the basement and ground floor. The ground floor has since been successfully used as a bakery with sales and dining areas, with technical facilities for the upper floors already prepared. However, the upper floors of the building and the rear facade are still in need of renovation. The first floor (approx. 353 m² of usable space) houses a large banquet hall with a gallery and stage (spanning two floors), an antechamber, sanitary facilities, and a small office. These areas are currently not usable due to structural defects and damaged fittings. The second floor (approx. 115 m² of usable space) and the entire staircase are also in need of renovation. The attic is not developed. To prepare for the comprehensive renovation and refurbishment of the upper floors and the rear building sections, a feasibility study with variant analysis was carried out. Due to new findings, further variants were examined after the completion of the feasibility study, of which "Variant 2 with open balcony" is now to be implemented. Additional information for structural design

A building permit, which is no longer valid, has already been issued for the conversion of the building. The ground floor and the attic have already been renovated. Based on the current assessment, structural design services are presumably only required for the installation of the lift, including the necessary foundation, and for the extension of the staircase. In addition, depending on the actual condition of the existing beam structure in the hall and for the routing of the technical equipment, additional static proofs may be required. However, a complete structural design for the entire building is not planned.
