The GMH | Gebäudemanagement Hamburg GmbH is a municipal company that, among other things, provides building, operation and management services for over 50 general education schools in the south of Hamburg (Wilhelmsburg and Harburg) as well as for buildings of the university and municipal construction. --------------- The site at Sinstorfer Weg has previously housed the Stadtteilschule Lessingschule. The site is currently being gradually renovated. In 2022, a Hamburg classroom building was constructed. In early 2023, a new kindergarten building, including the outdoor facilities, was completed in the southwest. This area is fenced and not part of the school use. In 2025, the construction of the administrative building with canteen and nursery, including the surrounding new outdoor facilities, was completed. This tender concerns the fourth and final construction phase of the outdoor area. As part of this, the area around the new sports hall located in the northeast will be created. The construction measure for the sports hall is scheduled to take place in the period from the second quarter of 2026 to the third quarter of 2027. The start of construction for the outdoor facilities is planned for the early summer of 2027. The estimated construction time is approximately 19 weeks. The planting work is scheduled to take place in November 2027 within approximately three weeks. The outdoor facilities are roughly divided into two areas, which will be created in several consecutive partial sections. The first construction phase includes the open spaces west and north of the sports hall. This area can be accessed from the north via the street Am Pavillon. A construction road must be created here by the contractor (AN). The western area is largely at an elevation of approximately 46.00 m above sea level (NHN) with a deviation of around ±0.50 m. The northern area has a sloping terrain with elevations between approximately 46.00 m and 44.00 m above sea level (NHN). The second construction phase includes the area south of the sports hall, including the access from Sinstorfer Weg, as well as a smaller area northeast of the sports hall. The southern area has elevations between approximately 41.00 m and 42.50 m above sea level (NHN). --------------- Here: Landscape and Garden Construction --------------- There are hardly any demolition measures required, but the removal and disposal of existing soil as well as the dismantling and disposal of the construction road made of recycled gravel. Construction measures in the upper area include the creation of paved square and path surfaces as well as the establishment of a larger lawn and meadow area. In addition, the installation of lattice fence elements including gate systems, a bicycle shelter, bicycle racks, angle support elements and staircase systems as well as equipment elements such as benches and mast lights is planned. The lower area includes the renovation of the access road as well as the creation of paved square and path surfaces. As the central area, a parking lot with a total of 16 parking spaces is planned. This includes an additional waste disposal area, a caretaker's garage and an area for the storage of green waste. In addition, the creation of slopes and staircase systems, the installation of bicycle racks, the relocation of an angle support wall for the canteen delivery as well as the installation of mast lights and fence elements are part of the scope of services. For the entire area, a surface drainage system in the form of courtyard and road drains as well as channels and inspection chambers is to be created. The main lines required for this will be largely created by the pre-work, including the necessary branches. The creation and subsequent dismantling of 2 temporary construction roads is required as well as the dismantling of the already existing asphalted pedestrian crossing and the restoration of a paved pedestrian crossing. In the autumn, the planting of shrubs, perennials, hedges and trees as well as the sowing of lawns and meadows will take place.
