Description

The Evangelical Lutheran deanery district of Munich intends to develop a reorganisation concept for the area of the Lätare church in Munich Neuperlach. The ensemble from the years 1969-71 with characteristic brick facades consists of a church, rectory, community centre and a house for children and groups around a common courtyard. The church building and most of the outdoor facilities are protected as historic monuments. While the space requirements of the parish are significantly decreasing, additional actors for an expanded social programme from the fields of education, culture and health are to be integrated to create a diverse centre with social uses. The house for children is not part of the measure to be implemented and there is no order promise.

To optimise the planning, the contracting authority has conducted a design competition. The winners of the office Steimle Architekten GmbH Stuttgart together with lohrer.hochrein Landscape Architects Munich, awarded with the 1st prize, have been commissioned with the planning task. The competition entry is available as information in the tender documents.

The existing rectory is to be partially demolished, according to the current state of knowledge, and extended to the west by a new building in hybrid timber construction with an underground car park (future use Christophorus Centre). The inventory of the rectory, as well as the existing church (future use multifunctional event room) and the community centre (future use day care centre for special education) are to be renovated and restructured for the intended uses. As part of the renovation, the building services will be completely replaced. The contracting authority places particular emphasis on the economic efficiency of the project. The target for the extension is a cost-optimised form of construction with rational and economical floor plans. The extension should allow for economically justifiable construction costs through construction and material selection and ensure long-term, particularly through the use of permanently valuable and low-maintenance materials.

Energetically, the client aims for an overall concept of architecture and energy efficiency, which first examines the exploitation of passive measures (LowTech principles) before the use of active measures. In general, the use of local, renewable energies (e.g. PV system) is aimed at, which, in connection with robust building services, ensures a low energy demand and low building maintenance through a sparse energy demand. The existing buildings are connected to the district heating.

According to the current state of knowledge, the Evangelical Lutheran deanary district estimates total construction costs of approximately 21.79 million euros (cost groups 300 + 400, net). The client is obliged to provide its services – in particular to plan them – in such a way that the total budget for its services can be adhered to (cost ceiling). The total budget and the cost ceiling applicable to the contractor result from the church-supervisory approved overall planning including cost calculation without VAT. The measure is publicly funded (requirement of a proof of use).

After a joint planning phase (Lph 1-3), the individual objects will be handed over to the respective actors (former church and community centre: Evangelical Lutheran deanery district Munich; former rectory with extension: Christophorus Hospiz Verein e. V.) and there will be a change of client.
