Description
Construction of an extension building with an integrated triple gymnasium for the Josef-Hofmiller-Gymnasium, including the demolition of existing buildings on the school grounds - FP TA ELT LPH 1 - 9
The Landkreis Freising intends to expand the Josef-Hofmiller-Gymnasium in Freising at the underlying school site. Due to increasing student numbers (forecast of approximately 1,180–1,257 students by 2038), there is additional space required, particularly for classrooms, specialist rooms, and teacher areas. The existing school complex, which has been developed in several construction phases since 1960, has functional deficiencies, structural defects, and inadequate spatial organisation. At the same time, there is a significant need for the renovation of the existing buildings. The existing swimming and sports hall is structurally severely damaged and is no longer in use. The measure comprises the following essential project components:
• Demolition of the existing swimming and sports hall as well as further partial areas
• New construction of a school extension in combination with a sports hall incl. the natural science specialist rooms
• Reorganisation and qualification of the outdoor facilities and sports areas
To create space for the new construction, existing buildings and part of the existing school building must be demolished. The necessary demolition work includes the building part "Building Part B, West" (year of construction 1959), the multi-purpose hall with swimming pool and the double sports hall (year of construction 1972) as well as the caretaker's house with 4 residential units and garages. This demolition takes place before the start of the new construction. The decommissioning of the lines as preparatory measures for the remediation of harmful substances and demolition is part of the required services of the contractor and is already taken into account in the preliminary billable costs of the technical equipment planning.
The aim of the planning is to develop an integrated energy supply concept for the new building, the sports hall and the existing buildings. In this context, the maximum use of the roof surfaces for photovoltaic systems, taking into account and integrating a green roof, is to be examined. Furthermore, an economically optimised building services concept is to be developed, which takes into account both the investment and the operating and maintenance costs over the entire life cycle. When planning, the different units of use of the building must be taken into account. These include, in particular, the triple sports hall with the associated sports uses, teaching and specialist teaching rooms, natural science specialist areas including the associated preparation and collection rooms, administrative and teacher areas as well as the necessary development, stay and outdoor areas. The specialist room planning including the equipment and furnishings (e.g. digestories, laboratory and media equipment as well as other use-specific fixed installations) is not part of the scope of services of the technical equipment planning. The subject of the planning are exclusively the technical connections and interfaces required for this, in particular the supply and disposal lines, media connections as well as the necessary electrical and supply technical connection points.
Special attention is drawn to the particular local conditions of the school site, in particular the pronounced topography and slope. The demolition of the existing buildings as well as the erection of the new building will take place during ongoing school operations. The disruption to school operations is to be limited to the necessary minimum. All necessary interim and provisional measures to maintain school operations must be taken into account in the planning. The planning must be developed in such a way that the prerequisites for possible funding of the measure are taken into account. The planning concept must comply with the generally recognised rules of the art as well as the legal, normative and funding requirements valid at the time of planning. The subject of the contract are the services of the technical equipment planning ELT of the performance phases 1 - 9. The order is placed in stages according to § 55 HOAI. In the event of an order, the first stage 1, the performance phases 1 and 2 will be ordered. The awarding authority will decide on a further order of the performance stages in the further course of the procedure. No claims can be derived from the staged order for the transfer of further performance stages or further services. The construction costs (cost group 200 - 600) are estimated at gross approximately 23 million euros. -- The start of planning should take place immediately after the award, probably in October 2026. The setting up of the construction site could therefore begin in the 1st quarter of 2029, commissioning in agreement with the client, planned for the 2nd quarter of 2031 – The special services are designed as options that the client can call up, but is not obliged to do so. -- The contract template is attached to the tender documents.
