The subject of the tender is planning services for building services (TGA) for the strategic repositioning of an office building from 2002 with a usable area of approximately 4,600 m². The aim is to develop an economically convincing overall concept for the re-letting of the property. For this purpose, two usage scenarios are to be examined and planned: office or commercial use with high-quality, contemporary common areas and flexibly designable rental areas, alternative use as a hotel or boarding house. For office or commercial use, a sample scenario is to be developed that serves as a basis for marketing and conveys the intended concept of use to potential tenants. The contract is awarded in stages. The implementation of the further phases of services depends on the result of the marketing and the decision of the contracting authority for one of the usage variants examined. There is no entitlement to the award of further phases of services. The contracting authority reserves the right to terminate the planning procedure at any time, without this giving rise to claims for further awards or other contractual obligations.
