Construction of approximately 66 subsidised apartments in Lerchenauer Feld, Feldmoching/Munich - Structural design services for phases 1 - 6 - The project includes 66 subsidised residential units with approximately 4,320 m2 of living space for civil servants, as well as up to 39 underground parking spaces, which will be created by a third party in a neighbourhood garage and must be acquired by Stadibau pursuant to a urban development contract. The contracting authority aims to implement a permit exemption procedure, to the extent legally and technically feasible, and has initiated the necessary examination for this purpose. The site was previously agricultural land, and the areas have been transferred free of ordnance. The unique features of the construction project are the rental models and the mobility concept. The rental models, in accordance with the requirements of the urban development contract, envisage a combination of subsidised rental housing (PMB) with a share of 22% and the Munich Model with a share of 78%. Both models are municipal rent control models that include specific requirements regarding the income situation of the tenants. Stadibau is constructing apartments for the FSBY for civil servants, thereby meeting the requirements for the special regulations of the state capital Munich (LHM) for works housing. The mobility concept ensures a car-reduced, pleasant atmosphere in the quarter through neighbourhood underground garages, car-sharing and an increased number of bicycle parking spaces. At the same time, public transport connections will be strengthened by a new tram line (Tram Lerchenauer Feld) and a bus line. The heat supply is to be provided via a new district heating connection. The roof areas are to be made available in whole or in part to the SWM (=cooperation partner) for the installation of a PV system. In this regard, the possibility of roof terraces should be considered during the design planning. The new building is to be constructed on the property WA 4(2) in 80995, Munich, cadastral district 5484/1, municipality of Feldmoching. -- The subject of the contract are the services of the structural design services for phases 1 - 6 according to HOAI 2021. The contract is awarded in stages according to § 51 HOAI. In the event of an award, the first stage 1, phases 1 and 2, will be awarded. The contracting authority will decide on any further award of the stages in the further course of the procedure. No claims can be derived from the staged award for the transfer of further stages or further services. The construction costs (cost groups 200 - 600) are estimated at approximately 16 million euros. -- Planning is to begin promptly after the award, scheduled for August 2026. Site establishment could therefore begin in June 2027, commissioning planned for the end of the 1st quarter of 2029. – The special services are designed as options that the contracting authority can call up, but is not obliged to do so. -- The contract template is attached to the tender documents.
