The subject of the procurement is the basic renovation of apartment buildings located in Helsinki's Itäkeskus, including an option for the complete design of the project led by a chief designer as the design team (chief, architectural, courtyard, structural, HVAC, electrical, foundation design, and elevator consulting) including BIM. The accuracy of the BIM is specified in the tender documents. The client will carry out photogrammetric measurements of the building's facade, roof, and site as well as point clouds of the building's general spaces and typical apartments for the BIM. The design procurement includes obligations according to the Building Act as well as obligations and requirements according to the building permit issued under the Building Act, including BIM requirements in both the permit and acceptance phases for all design disciplines. Applying for an exemption decision and a building permit/building agreement is part of the design task if such are needed. The target of the renovation is a rental property owned by Helsingin kaupungin asunnot Oy, located on the city of Helsinki's plot 45092/1 (Kauppakartanonkatu 10, 00930 Helsinki). The procurement is not divided into lots, as a multi-contractor model would result in an impractical contract package in terms of schedule management and coordination of works. The renovation design is based on a needs assessment form and the recommendations for measures from the condition surveys carried out.
