Description

The construction project involves the renovation and modernisation of existing multi-family homes. The buildings date from 1973 and comprise a total of approximately 180 residential units with a total living area of approximately 10,967 m². The housing stock is predominantly rented; a partial renovation took place in 1994. Further refurbishment of vacant apartments has been taking place since 2025 and must be taken into account when coordinating interfaces. The services to be awarded concern the refurbishment and painterly reworking of the existing facades, including associated preparatory work, protective measures, connection work and ancillary work. The existing external walls consist, according to the modernisation concept, of approximately 29 cm of lightweight concrete and an existing thermal insulation composite system with approximately 8 cm of EPS insulation, including a reinforcement layer and topcoat. The existing thermal insulation composite system is to be retained in principle and repaired or partially renewed locally in defective areas. A full-surface renewal or doubling of the facade insulation is not provided for in the modernisation concept. The work will be carried out predominantly in the occupied stock. The protection of the residents, the usability of the necessary building accesses and the protection of existing and already renewed components must be taken into account. Grant subject to BEG EM, suspensive condition The services advertised are the subject of an application for funding under BEG EM. The contract will be concluded upon award; the delivery and performance obligations are subject to the suspensive condition of the grant approval. They only become effective to the extent that the requested funding is approved by the responsible funding body. The contracting authority will inform the contractor of the occurrence of the condition immediately in text form. Until then, there are no performance, procurement, holding or other cost-causing obligations of the contractor. If the funding is refused or the condition does not occur by 01.03.2027, the obligation to perform the affected services shall lapse. Performance deadlines only begin with the occurrence of the condition; further claims due to non-occurrence are excluded.
