Description

Used as a gravel and waste pit in the 1940s, the Volksfestplatz hosted the namesake festival from the 1950s until 2016. The fully asphalted area was last used as a parking lot and for a weekly market. Since the Volksfestplatz in its current total size will no longer be needed in the future, the city of Germering has examined and decided on a de-sealing and green landscaping redesign of the site. To optimize the planning, the contracting authority conducted a realization competition with an urban planning idea part: The realization part of the competition included the future public open spaces, designed with attractive green structures in the western part of the Volksfestplatz and with paved areas for market use in the eastern part. The idea part comprised the urban planning positioning and property delineation for a 6-group kindergarten in the spatial context of the existing kindergarten "Kleiner Muck" on the west side of the Volksfestplatz. Based on the competition entry, the new planning area for the western part of the site, as well as the existing kindergarten, the land-use plan IG 12.2 was drawn up. As information, the competition entry of the 1st prize winner (NMM [Nicole M. Meier] Landscape Architecture, Munich with von Angerer Architects and Urban Planners GmbH, Munich), who has already been commissioned with the planning for the realization part, as well as the land-use plan are available for the announcement. _____

The subject of the contract to be awarded is the planning of a 6-group kindergarten with a gross floor area (GFA) of approx. 1,130 m². The kindergarten to be planned, like the existing one, should be accessed via the access road "Zum kleinen Muck" and complement the existing urban structure adequately. The angled, single- to two-storey building forms a traffic-free access courtyard with the existing structure. Due to soil contamination, the rooms should be proven without a basement according to the current state of knowledge. The group rooms should be variably usable for both nursery and kindergarten groups. It is currently being clarified whether the catering will be provided by its own kitchen or by co-supply from the existing kitchen in the kindergarten "Kleiner Muck". All outdoor spaces necessary for the kindergarten should be proven at ground level. When implementing the planning of the new kindergarten, the spatial proximity of the construction site to the existing kindergarten, which will remain in operation, on the one hand, and to the section-by-section conversion of the Volksfestplatz into green and market square areas, on the other hand, must be taken into account. The recommendations of the specialist planning office for old waste and soil, Nickol + Partner GmbH, must be observed during planning. _____

The contracting authority places particular emphasis on the economic efficiency of the project. The aim is a cost-optimized construction method with rational and economical floor plans according to the principles of simple construction (e.g. building type E). The buildings should be expected to have economically justifiable construction costs through construction and material selection and to ensure low building maintenance in the long term, particularly through the use of durable and low-maintenance materials, robust building services and low energy consumption. In addition, special attention should be paid to the planning of a sustainable building: Future-oriented design concepts are expected to achieve the highest possible overall economic efficiency, comfort and architectural quality with the lowest possible use of energy and resources. The aim is a construction method that deals frugally with raw materials and energy and reduces environmental impact to the lowest possible level. The daycare centre is to be constructed in timber construction, also with the aim of shortening construction times. Energetically, the contracting authority aims for an overall concept of architecture and energy efficiency, which first checks the exploitation of passive measures (LowTech principles) before the use of active measures. In general, the use of local, renewable energies is sought. A photovoltaic system is to be installed on the flat roofs.
