Description

The municipality of Dobel intends to comprehensively renovate the existing spa house and convert it into a modern administrative headquarters. The background to this is considerable structural and technical defects as well as inadequate spatial capacities in the current town hall. A needs analysis and a feasibility study by Weindel Architekten confirmed both the feasibility and the necessity of the project. The municipal council then passed a fundamental resolution to implement the project in 2024. The aim of the project is to develop a high-performance, future-proof and barrier-free administrative site that bundles central administrative functions in the spa house and at the same time enables a comprehensive modernisation of the building. This includes the technical renewal, the renovation of the spa hall including the WC facilities and the kitchen as well as the establishment of a new tourist information centre with direct access for citizens. The existing condition of the building requires a core renovation of the entire building. This includes, among other things, the renewal of windows, floor coverings, building services and electrical installations as well as the renovation of the spa hall including stage, kitchen and sanitary areas. In addition, existing moisture damage must be repaired and barrier-free access must be ensured by installing a lift. The conversion also includes the functional restructuring of the floors for administrative use and the creation of suitable meeting, social and service areas. The total investment amounts to approximately 5.2 million euros gross according to current estimates. The awarding of the planning services will take place within the framework of a two-stage procedure, which includes the areas of project management, building services, structural engineering, building physics and fire protection and is already underway. The timetable provides for the completion of the awarding steps by July 2026. The planning start is therefore scheduled for August 2026. Subsequently, a construction period of twelve to eighteen months is planned. A milestone schedule will follow in the second stage.
