Description

The State of Lower Saxony intends to implement the replacement new construction of Building 1 for the North German Forest Research Institute in Göttingen as well as the conversion of the existing laboratory building 2 into a purely administrative building. The state-owned areas at Grätzelstraße in Göttingen, already equipped with existing buildings, are available for development. In the new building 1 to be erected, laboratory areas with the latest technology are to be created. Before demolition of the building, a possible integration of the existing basement into the replacement new building is to be examined. After completion of the replacement new building, building 2 is to be converted from laboratory areas into a purely administrative building. The building 3 existing on the property is a new building from 2019 and provides space for both laboratory and administrative areas. The plot 14/65 is owned by a third party and is leased on a long-term basis. The property is accessed from Grätzelstraße. As can be seen from the attached site map, the property consists of different plots, two of which are to be merged as part of the planning. The existing buildings, consisting of several building parts, were constructed in different years of construction. The exact functional links are to be coordinated in the subsequent processing. The desired relationships of the existing and new functional units will be presented in detail by the user during the planning process. During the construction measure for the replacement new building of building 1, the laboratory operation in building 2 must be ensured continuously. Only after the laboratory areas in the replacement new building 1 have been put into operation, the laboratory operation in building 2 can be discontinued. The construction costs, cost group 200 - 600 (excluding 610) according to DIN 276, are "capped" and must not exceed 40 million EUR, incl. 19% VAT, for the conversion and new construction. For the KG 440 and KG 450 in the new construction, this results in an estimated 3.8 million EUR (gross). For the KG 440 and KG 450 in the conversion, this results in an estimated 520,000 EUR (gross). The development of an economical and cost-effective concept is the top priority. Overall principles for sustainable planning and construction, operation and maintenance as well as for the later use of the property must be taken into account. By taking into account sustainable planning approaches at an early stage, the overall economic efficiency of buildings (construction, operation, use, environmental, health costs as well as non-monetary values) can be significantly improved. In addition, in order to reduce investment and follow-up costs, technologies that meet this goal are to be planned in the building construction sector as well as in the special engineering sector. Generally, cost-effective, industrially manufactured series products are to be used. Only materials and building structures whose building supervisory approvals are regulated are to be used.
