Description
Status
The Kindergarten Am Loh in 29690 Schwarmstedt was constructed in several sections. The oldest part of the building was erected before 1950 and extended in 1955 and 1969 in a uniform design. Currently, it houses a group room, kitchen, and ancillary rooms on the ground floor. On the upper floor, there are two apartments and a staff room. The old building has a basement. The building was supplemented in 1990 by an extension that houses, on the ground floor, an office, a multifunctional room, two group rooms, and ancillary rooms. In the basement, there is a large storage area, originally used as a workshop. A second extension was added in 2007. It houses, on the ground floor, two nursery rooms and, in the basement, a movement room, which is connected via the basement of the old building. Due to the age of the building, extensive energy renovation is necessary. Furthermore, necessary rooms are missing, particularly quiet and differentiation rooms, material rooms, office and staff rooms of sufficient size, and staff toilets. The existing facilities are not barrier-free due to different height levels within the building. Meaningful functional processes are no longer given in many areas due to the building structure that has grown over the years—for example, the movement room can only be accessed via basement rooms and is not barrier-free. Therefore, it makes sense to carry out comprehensive energy renovation if the kindergarten is also developed to be future-proof in terms of space program and functional processes at the same time. Feasibility Study
In the course of a feasibility study, different approaches were examined in 2023. In addition to renovation and conversion in the existing structure (Variant A), partial new construction (after demolition of the old building) and renovation (Variants B and C) as well as new construction on a replacement site (Variant D) were considered. For economic reasons, Variant A - conversion and renovation in the existing structure - has been chosen, which will now be the basis for further planning. Variant A
In Variant A, the existing building will be converted and renovated. To make the entire building barrier-free, a new staircase with an elevator will be built in the transition between the old building and the 1990 extension. The elevator will provide access to the basement, both ground floor levels, and the upper floor. In the upper floor of the old building, two group rooms with the associated washing and material rooms and preceding changing rooms will be created through conversion in the existing structure. To ensure a second, necessary structural escape route—the first structural escape route will be guaranteed via the new staircase—a external emergency staircase will be built on the side of the building facing the street "am Loh". On the ground floor of the old building, administrative rooms—offices and staff room, kitchen, and housekeeping room as well as the necessary ancillary rooms will be accommodated. The uses in the 1990 extension will remain unchanged. There are two group rooms with the associated washing rooms and a therapy/meeting room. The ground floor of the 2008 extension will be used to arrange a group room with a quiet/differentiation room. The associated washing room and changing room are located immediately adjacent in the old building. The basement, which is now accessible via the new staircase and elevator, will be upgraded to connect to the movement room and make it barrier-free via a new ramp system. As part of the conversion measures, the entire building technology will be essentially completely renewed. The interior finish will be renovated depending on the age of the respective components and the need for conversion measures. The old building will undergo energy renovation, in which the entire roof will be renewed and insulated according to the current standard. The facades will receive a thermal insulation composite system or a mineral fibre insulation with a curtain facade. All windows will be renewed. The 1990 extension meets the insulation standards of the time of construction. Although the requirements of the current Building Energy Act (GEG) are not met, buildings according to the requirements of the then Thermal Insulation Ordinance already have a reasonable insulation standard. Since there is no long-term need for renovation due to the longevity of the material of the clinker facade, additional energy renovation of the facades is not economically necessary. The windows are currently in an intact condition. However, age-related renewal is necessary in the medium term. Therefore, the renewal of the windows is planned to improve energy efficiency. For the 2008 extension, no energy upgrading is planned due to the year of construction. Variant A serves only as the basis for further planning. Optimizations of the layout for the implementation of the space program are desirable. Space Program
As a basis for planning, a space program will be drawn up, which takes into account the current space requirements of a daycare centre for the care of five groups. All groups in the space program are designed uniformly, regardless of whether they are used as a regular group with slightly larger space requirements for a maximum of 25 children or a nursery group with slightly smaller space requirements for a maximum of 15 children. The total costs for the conversion and renovation are estimated at around 2.9 million EUR gross. Work on the project should begin immediately after the order is placed, with completion scheduled for the end of 2028.
