VTK Kiinteistöt Oy requests a time-limited and ceiling-priced tender from you for the kitchen design services for Varia Hiekkaharju, in accordance with this tender notice and its attachments. The procurement is conducted through an open procedure. The City of Vantaa has conducted a needs assessment and project plan for the subject. VTK Kiinteistöt Oy will procure and implement the project's design and construction until completion. The contract type for the subject is a project management contract, noting that the designers are in a contractual relationship with VTK Kiinteistöt Oy for the entire duration of the project. Vantaan ammattiopisto Varia, Hiekkaharju unit, is located at Tennistie 1, 01370 Vantaa. The renovation of Vantaan ammattiopisto Varia, Hiekkaharju property, is part of a broader development strategy for Varia's premises network. Currently, Varia provides vocational education in four units: Hiekkaharju, Koivukylä, Myyrmäki, and Aviapolis. In the future, educational operations will be centralized into three units: Hiekkaharju, Vehkala, and Tikkurila competence campus. VTK Kiinteistöt Oy owns all three properties and acts as the responsible party for project development and construction. After the renovation, the Hiekkaharju unit will have a total of 1,540 student places. The project's building complex is approximately 24,500 m² in size and is used by the security sector, mechanical and production engineering, building services engineering, construction industry, cleaning and property services, surface treatment sector, and restaurant and catering sector. The Varia Hiekkaharju building complex consists of three parts: - The original old building (built in 1963), approximately 11,350 m². - The extension (completed in 2006), approximately 12,150 m². - The new section to be built during the renovation, approximately 1,000 m² according to the project plan. The original old section has extensive repair needs and the building is protected in the detailed plan with the designation SR 5. Extensive PTS repairs will be carried out for the extension, and for example, the building services systems will be updated to meet current needs. The goal is to enable internal shared use of the spaces in a way that supports functional cooperation and also increases the utilization rate of the spaces during evening hours. The varied space requirements of the vocational school's educational spaces and the shared use of the building's spaces between the building's users also set requirements for the spaces' usage objectives. The content and scope of the project will be specified during the project. The task of the professional kitchen design is to design the large kitchen (student kitchen), café kitchen, educational kitchens, and area kitchen of the extension. The more detailed scope of the design work is defined in the tender notice attachments and the requirements set for the consultancy design of the professional kitchens (Attachment 3). Deviating from the project plan, the area kitchen is located on the site as a separate building according to Attachment 5. The design is carried out in cooperation with other designers. The number of meals to be delivered from the area kitchen is approximately 5,000 meals per day. The production lines in the area kitchen are cook and chill and cold preparation. The additional building for the area kitchen will also house the area kitchen's staff social and break rooms, as well as meeting rooms for example for recipe tastings. The current large kitchen in the extension continues to serve the target as a production and training kitchen, as it has been until now, and the repair level for this part is PTS measures, which will be specified in the next phase. The renovation plans for the educational kitchens are presented in the plans. The phases of the project's planned preliminary schedule are presented below: - Project plan update and decision-making (5/2025–1/2026) - Procurement of designers (12/2025–8/2026) - General design (4/2026–1/2027) - Detailed design (2/2027–2/2029) - Procurement of contractor (6/2026–1/2027) - Preparation for construction (2/2027–4/2027) - Construction (5/2027–5/2029) - Furnishing and user relocation (6–8/2029) - Commissioning (8/2029). The design follows the general information model requirements of YTV 2012 (accuracy level 2) and the supplementary attachments of YTV 2012. The information model design is coordinated by a separately selected information model coordinator, who is responsible for refining the project's information model instructions with the designers at the beginning of each project phase. The information models for the project phases are stored in the project bank in ifc and native formats. Composite models are stored in the project bank in *.SMC (solibri) format or another equivalent format. The work follows the conditions of KSE 2013 in the tender notice and contract with the stated exceptions. The planning documents are made in Finnish.
