The municipality of Mainleus intends to create an attractive rental housing offer on a communal plot in the central location of Mainleus. The plot is home to four multi-family houses from the 1950s, which do not meet today's housing standards in terms of both housing equipment and energy efficiency. The open spaces around the buildings are not landscaped. The existing buildings are to be energetically upgraded for future use and the structural standards are to be enhanced. The apparent "modesty" of the housing complex is to be used in a positive sense and is to set an example of new standards for housing construction. The aim of the competition is to transform the site into an attractive residential quarter with modern equipment and well-utilizable open spaces. To this end, the entire housing complex is to be redesigned and, if necessary, supplemented structurally. The design scope under the project category "Building Type E" is to be creatively tested and used in the interest of an economical and innovative solution. This additional offer within the Bavarian Building Code allows builders and planners, from the point of view of the Bavarian Chamber of Architects, to reduce projects to the actual core of the protection objectives of the Bavarian Building Code (structural safety, fire protection, healthy living conditions and environmental protection) and to dispense with additional standards and standards. In view of the communal financial leeway and the rental burden of the future tenants, all measures must be realizable within the available budget. In the case of a renovation of all living areas in the competition area (1,644 m²), a cost budget of 6,576,000 € (gross) including the open spaces of the site is calculated. In 2025, a realization competition was carried out for the building planning and open space planning, in the result of which the architects lauer+lebok, Lichtenfels, were commissioned with the planning. Now, the engineering services are to be commissioned with this procedure.
