Demolition, Extension and Reconstruction of the Norddörfer Primary School in Sylt - Services of Landscape and External Works Planning, Phases 1-9 according to §§ 38 ff. HOAI

The Norddörfer School District consists of the municipalities of Kampen, List and Wenningstedt-Braderup on Sylt. The Norddörfer School is currently a primary school with afternoon care, organised as an "Open All-Day School". The primary school was initially designed as a single-track school and has developed into a complete two-track school over the past few years. The school building is located on the bypass (L24) outside the district of Wenningstedt. In addition to the school building, the site includes a sports hall, football pitches, padel courts, a clubhouse, a small playing field and a playground. The Tourismus-Service Wenningstedt-Braderup GmbH & Co. KG, as the owner and 100% subsidiary of the municipality, has partially converted the sports hall into a multi-purpose hall in order to offer leisure activities in the fun sports sector to both locals and guests. The school building was constructed in solid construction in 1931, with the upper floor only accessible via a staircase. A second structural emergency staircase was added in 2025. A comprehensive building services renovation has not been carried out. Parallel to the planning of the extension measure OGS, the entire school is currently in Phase Zero to find the new space programme. This opens up the unique opportunity to consistently align space concepts from the beginning with future viability, quality and pedagogical effectiveness. The modern space programme, which, according to the requirements of the pedagogical concept, has large open learning landscapes, has a space requirement of 3,035 sqm of usable space. Due to the cramped nature of the traditional classrooms, the classrooms are not available for afternoon care, for example for homework supervision. The space requirements, which are set up according to new pedagogical aspects, cannot be covered in the existing school, so that an extension is urgently necessary in order to implement the concept of equal opportunities, pedagogical innovation and sustainable school development. It is intended to commission the following services: Landscape and External Works Planning according to §§ 38 ff. HOAI, Phases 1-9. Initially, in the first tendering stage, Phases 1-2 according to HOAI will be commissioned. There is no legal entitlement to a full commission.
