Germany – Houses construction work – Totalunternehmerleistung für den Abriss und Neubau von 2 Wohnhäusern in Stuttgart (Tapachstraße 7-9-11, Oedheimer Straße 6-8-10) (VOEK 539-25)

The existing houses in Stuttgart, residential area "Rot", are to be demolished and replaced by two new buildings with approximately 75 modern apartments. On the western part of plot 1587/2, an attractive new development with two five-story residential buildings around semi-public green courtyards is to be constructed. The fifth floor will be designed as a comprehensively set-back mansard floor. These buildings will have barrier-free apartments and a family-friendly mix of apartments (2-5 room apartments) in accordance with the LBO. The new gross floor area to be created will be significantly increased compared to the existing buildings through the realisation of additional 4-5 room apartments. A single-story underground garage will be built both under and between the new buildings. 0.4 parking spaces per newly built apartment are to be provided. The outdoor facilities are to be newly laid out between the new buildings and the surrounding areas, and the areas used for construction work are to be restored to the condition found at the time of the handover of the construction site. This will also include the construction of a covered facility for bicycle parking. Waste collection points are to be designed as an underground system. All necessary planning (Phases 1 to 8 of the HOAI) and construction services, including the procurement of the necessary permits, are to be provided up to the completion of the buildings and open spaces.
