The AG operates the so-called "Berliner Modell" within the framework of the enforcement of titles for the surrender of rented premises, i.e. the landlord's lien is asserted on all items located in the rented premises. The instruction and the activity of the responsible enforcement officer are limited to opening the respective rented premises, evicting the debtor and taking possession for the AG. The clearance of rented premises and, if necessary, the disposal of fittings, etc. should be carried out by the contractor in other cases, in particular after the surrender of possession by tenants or third parties or the death of tenants without heirs in probate proceedings. The clearance of the rented premises and, if necessary, the disposal of fittings, etc. is the responsibility of the contractor, taking into account the regulations on the disposal of pledged property and the interests of the debtor. The contractor shall, with the assistance of a publicly appointed and sworn auctioneer, document the condition of the rented premises and the inventory located therein in a legally secure manner, remove, store, dispose of or dispose of personal documents, attachable/non-attachable or disposable/non-disposable items, dispose of non-storable items, bulky waste and waste.
