The City of Bad Wildungen is the owner of the properties at Langemarckstraße 13, Bad Wildungen district, Plot 16, Parcels 3/8 (215 m²) and 3/11 (14,269 m²) with a total area of 14,484 m². The properties are located in the central downtown area of the City of Bad Wildungen, opposite the Kurpark and adjacent to the downtown promenade (so-called "Brunnenallee"). The surrounding area is dominated by historic architecture in the Jugendstil style with high-quality use as a hotel, rehabilitation clinic, residential buildings with retail space on the ground floor and care facilities. The City now wishes to sell the two properties through the present concept award. The buyer must adhere to a series of requirements, including those related to use and architecture. A new building must contemporarily adopt the typical architecture and design language and integrate into the neighboring buildings. The location of the future buildings at a prominent site between the Kurpark and the promenade of the spa town of Bad Wildungen requires a coherent urban planning and architectural concept. For this purpose, the bidders must submit corresponding concepts as part of the award, which will become part of the contract after the award is granted. The use of the site must include the theme of health tourism (preferably hotel construction) and complement the predominantly high-end offerings of the merchandise and services as well as the apartments of the promenades "Brunnenallee" and "Langemarckstraße" that are tailored to the spa operations. In the course of the concept development, it must be noted that an ensemble protection exists for the area of Brunnenallee, Langemarckstraße and Hufelandstraße and must be taken into account for the design. During the concrete project planning, the monument protection authority must be involved. To achieve a coordinated urban development, the seller has a great interest in selling the entire area as a unit to an investor. However, the sale of partial areas is also possible. If this is not done and the offers are submitted independently of each other, any synergies between the planning ideas of the investors cannot be taken into account in the evaluation.
