Description

The aim is to ensure a highly efficient operational organisation for the future through architectural redesign. The type of planned construction work is characterised by very different levels of service depth in the planning phases and can be clearly delineated. The relevant construction sections to be mentioned in detail are: 1. Ward A over all floors; 2. Ward B over all floors; 3. Treatment Building C. The measures necessary for the implementation of the medical concept 2030 were transferred into a rough schedule within the framework of a preliminary study and backed up with a rough cost estimate. Basis of the fee proposal: Planning services according to § 56 HOAI Technical Equipment. Engineering services for the planning, tendering and construction supervision of the technical building equipment. Sewage, water and air technology systems according to HOAI § 55 in conjunction with Annex 15, phases 1 to 8. For the 3 construction sections, a phased and component-by-component awarding is planned as follows: 1. LPH 1 - 3; 2. LPH 4; 3. LPH 5 - 7; 4. LPH 8

1. Ward A over all floors

In Ward A, the drinking water supply is to be completely rebuilt from the 1st basement to the 3rd floor. All sanitary pipes and systems are to be replaced due to their age and condition. The existing risers, routes and network structures are to be reused to the greatest possible extent. The drinking water lines will be laid horizontally on the wards with room-by-room shut-off possibilities in each case. Stainless steel is provided as the pipe material within the building for the drinking water supply. Non-combustible mineral fibre mats with laminated aluminium foil as surface protection are provided for the pipe insulation in suspended ceilings and installation shafts. Pipes under plaster will be insulated according to EnEV 2020, LAR with closed-cell soft foam material. The sanitary fixtures are provided in white porcelain with chrome-plated wall fittings on the washbasins, care combinations, etc. All sanitary fixtures will be supplied and installed including mounting brackets, etc. As hygiene equipment for the sanitary fixtures, soap, disinfectant and paper towel dispensers, etc. will be supplied and installed together. The existing exhaust air supply of the external wet cells is to be adapted to the relocation into the patient rooms. Due to the age of the existing installations, it must be assumed that all insulation with mineral wool (KMF-containing) is contaminated. This fact must be taken into account to a greater extent during the dismantling work. On the ground floor, existing sanitary facilities are to be replaced during ongoing operations. For this purpose, the affected areas will be cleared one after the other. The 1st to 3rd floors are empty at the time of the complete work. There, taking into account the ongoing operation of the remaining facilities and functions in the IGZ, the conversion can be carried out in a structured manner. On the 1st - 3rd floors, 2 patient rooms in the existing structure partially always have a shared corridor toilet and shared showers. There, the patient rooms will be converted so that each room has a complete wet cell. The architectural planning is part of a separate tender. The interface coordination between TGA planning, architecture and user is carried out via the client. An extensive report on the investigation of the building substance for pollutants for the house is available. The site access is via the service yard in the 1st basement and the staircase. Parking spaces for cars are available in the service yard to a limited extent. The construction work will take place during ongoing operations. The operation of the remaining facilities in the IGZ must not be impaired. The use of the lifts is permitted, but patients/staff always have priority. The existing fire compartments will be affected in such a way that all media running from the ceilings or walls must be insulated and partitioned accordingly. The floors or wards must be partitioned off from the ongoing operation by setting up room-high dustproof partitions or dust protection walls. Before the rooms are put into operation, a hospital hygiene building acceptance must take place. Furthermore, orienting examinations of the drinking water network must be carried out.

2. Ward B over all floors

Basically the same requirements as component A, but with the following structural differences: On the ground floor, existing sanitary facilities are to be replaced during ongoing operations. For this purpose, the affected areas will be cleared one after the other. On the 1st floor, the existing functions will be shut down. The floor plans will then be adapted to the requirements of a geriatric rehabilitation as part of the building planning. This means that, as described in BT A, the external sanitary areas must be integrated into the patient rooms. On the 2nd floor, the floor plans of the wet cells are already purposefully designed. There, only the existing complete sanitary pipes and systems are to be replaced. On the 3rd floor, this affects station 3.3, where, as described in BT A, the floor plans must be adapted to palliative medicine. This means integrating the external sanitary areas into the patient rooms. On station 3.4, only minor measures are necessary in the existing structure. The existing exhaust air supply of the external wet cells is to be adapted to the relocation into the patient rooms.

3. Component C all floors

Shutdown of the existing drinking water lines. Since the further use is still vacant, construction-accompanying planning is carried out, which will be re-ordered if necessary. However, all sanitary pipes and systems must also be replaced here for a further use according to the planning in perspective.

4. Costs

Estimated costs of individual measures: The rough cost estimate for the implementation of the overall measures concludes with a sum of around 11.9 million gross for cost groups 300 and 400.
