The framework agreements advertised will cover the maintenance of buildings in the area of painting and decorating for Wohnbau Mainz (usually occupied) within the city limits. The specific content and scope of the work, as well as the location and time of its performance, will be detailed in the respective individual order. The work will be carried out in housing owned and managed by the organisation in Mainz and its suburbs. The renovation of the apartments may consist of individual rooms or parts thereof, but also of several rooms, entire apartments (as part of new occupancy) or stairwells. The contractor (AN) will only be active on the basis of a separate order from the contracting authority. The total contract volume is estimated at approximately 900,000 € (net)/p.a. It is planned to award the contract volume via individual orders to 5 companies. The AN has no claim to a minimum annual turnover, and a minimum number of orders is not guaranteed. Contract duration: The contract will be concluded for 2 years. It will be extended by one further year (max. 2 extension options) if it is not terminated in writing at least 3 months before its respective expiry. The timely receipt of the termination letter by the contracting authority (AG) or AN is decisive. Start of service: 01.01.2027 End of service: 31.12.2028 (2 x extension option of one year each) The procedure is to be conducted as follows: The first part of the procedure consists of the selection competition. In the selection competition, suitability and the absence of exclusion criteria are examined. All suitable companies will proceed to the next stage of the negotiation procedure. They will be requested to submit an indicative offer, i.e. all items in the bill of quantities will be priced. The prices are not yet final and can still be the subject of the following negotiations. Next, all companies that have submitted an offer will be invited to individual negotiations. Prices and contents can be negotiated. For example, negotiations can take place on technically better or equivalent solutions at the same price or, in the latter case, at a more favourable price. Based on the initial offers, the negotiation results and our experience, a priced bill of quantities will be created. This will be sent to all negotiation participants. In a final tender round, the conditions worked out in this way can be accepted or rejected. Changes or further negotiations are no longer possible at this point. The submission of the bill of quantities, fully accepted and confirmed by the bidder, constitutes the final offer. After the expiry of the waiting and objection period, we will accept the checked, unchanged final offers.
