Primary School at Dom-Pedro-Platz 2, comprehensive renovation and extension to a full-day 4-track primary school; project management services in accordance with §2 AHO (project stages 1-5, action areas A-E) and supporting services for the specialist departments of building services and electrical engineering for the comprehensive renovation and extension to a full-day 4-track primary school according to the standard space program of the Primary School at Dom-Pedro-Platz 2, 9th district, Munich Neuhausen-Nymphenburg. Initial situation: The Primary School at Dom-Pedro-Platz 2 is a listed building in solid construction from the years 1899/1900 and is also under ensemble protection. The building consists of a ground floor on the high parterre, two upper floors, a partially developed attic and a basement in the basement. Currently, the school is organised in a 5 ½-track system and is housed in a classic corridor-type floor plan. The school also houses a sports hall in the attic, a gymnastics room on the 1st floor, and the THV apartment. The playgrounds are located on the school's own property. The outdoor sports facilities of the primary school are located on plot 546/2 on the opposite side of the street and are accessible via Dom-Pedro-Straße. The existing school is to be planned as a full-day 4-track primary school according to the Munich learning house concept. The kitchen and canteen must be upgraded and expanded for this purpose. An extension building as a new build is required for this. Furthermore, the primary school has numerous structural defects: fire protection defects in the suspended ceilings, maceration on the roof skin, contamination, local moisture problems on exterior walls, overheating of the single-skin sports hall in the attic, supporting structure in the gymnastics room on the 1st floor. To improve the room quality, a retrofit of a new ventilation system in all classrooms is necessary. Furthermore, the ELT technology areas are currently inadequate. It is necessary to create space for ELT technology areas throughout the building. The implementation is to be carried out in one construction section. For this, the entire school will be relocated to another location for the construction period. The organisation of the relocation is not part of the planning. The Munich City Council aims to achieve climate neutrality by 2035. Important aspects are the use of renewable raw materials, grey energy expended, circular construction and ReUse and recycling materials. New buildings should be constructed in timber or timber hybrid construction with building greening. Grants and sustainability certificates should ensure quality and environmental aspects. Planning and implementation must be economical and cost-effective, with follow-up costs being included over the entire period of use.
