Germany – Engineering services – VgV Fachplanung TGA (HLS) - Verbindungsbau Ravensburger Straße 1 und 3 Bad Waldsee

The municipality of Bad Waldsee intends to construct a multi-storey connecting building between the administrative buildings at Ravensburger Straße 1 and Ravensburger Straße 3, in close proximity to the Historical Town Hall. The aim of the measure is to create a central and clearly recognisable entrance area, to improve orientation for citizens, and to provide barrier-free access to all usage levels of the two administrative buildings. Furthermore, a spatial optimisation of the existing areas is planned, which is to be achieved through reorganisation and minor structural measures. The connecting building is to accommodate an elevator to connect the six existing storeys, an additional staircase as an escape route, public barrier-free sanitary facilities on the ground floor, and additional office space on the upper floors. In addition, proposals for improved integration of the building at Ravensburger Straße 1 with the Historical Town Hall (Hauptstraße 29) are to be developed. In this context, the organisation of all office units in the building is to be reviewed and, if necessary, adjusted. The connecting building is located in a building gap and adjoins existing buildings on 3 sides. Currently, a VgV procedure with planning is being conducted for the connecting building. The result of this planning will be available in mid-December 2026. For the services of the specialist planning TGA according to §§ 53, 55 HOAI ALG 1-3, optionally ALG 8 (HLS), LPH 1-8+9, a suitable engineering office is being sought. The contract is to be awarded in stages. The following system groups are planned: ALG 1 Drainage, water or gas systems, ALG 2 Heating systems, ALG 3 Air conditioning systems, ALG 8 Building automation, optional. The estimated total costs for the connecting building amount to approximately 1.45 million € gross, of cost groups 300, 400 and 700. For cost groups 300 and 400, approximately 1.2 million € gross is anticipated. Planning is to commence immediately upon award; completion is scheduled for mid-2028. The specialist planning services TGA/ELT are the subject of a separate tender. The existing documentation will be made available in the 2nd phase.
