The object to be renovated is a listed building complex (BJ 1554-1558) used as an administrative building. It is located in the historic city centre of the city of Lüneburg, in close proximity to the town hall. Extensive restoration and conversion work took place inside between 1971 and 1977. While the current use of the building as an administrative building is not to be changed, the aim is to create the largest possible and flexibly usable office spaces – so-called "New Work Spaces". The concrete implementation of this idea of the city administration must still be examined within the framework of the monument protection approvals. In the course of this renovation, the building services must also be completely renovated. Prior to the conventional renovation, hazardous substance renovation is necessary. The expert for hazardous substances has already been commissioned with LPH 1-8, including the specialist site management. The renovation of this building complex is planned in five construction phases. The current tender includes LPH 1-8 of the first construction phase - the renovation of the roof over houses No. 9 to 17. The planning service is to be commissioned in stages. Stage 1: LPH 1-8 according to HOAI / 1st section – Roof renovation RDS 9-17 (2,000 m² roof area and 1,100 m² floor area) Stage 2: LPH 1-4 according to HOAI / 2nd section – Building renovation RDS 8 (incl. energy upgrade - 1,400 m² GFA) Stage 3: LPH 5-8 according to HOAI / 2nd section – Building renovation RDS 8 (incl. energy upgrade - 1,400 m² GFA) Stage 4: LPH 1-4 according to HOAI / 3rd + 4th section - Building renovation RDS 9-17 (incl. energy upgrade - 2,200 m² GFA) Stage 5: LPH 5-8 according to HOAI / 3rd + 4th section - Building renovation RDS 9-17 (incl. energy upgrade - 2,200 m² GFA) Stage 6: LPH 1-8 according to HOAI (Renovation of facade RDS 9-17) For Phase II, 3-5 offices will be invited to submit a bid.
