The planning service includes the Technical Equipment Planning in accordance with §§ 53 ff. HOAI for the construction project "New Construction of Landshut Road Maintenance Depot" in the municipality of 84051 Essenbach, and specifically the plant groups No. 1: Wastewater, Water and Gas Systems, No. 2: Heating Systems, No. 3: Air Handling Systems, No. 7: Usage-Specific Systems and No. 8: Building Automation. Building Information Modeling (BIM) is to be used in phases 1-3 for the project. The Architectural Designer/Architect will assume the BIM coordination and BIM management for these phases. The planned area of parcel No. 2006, with 36.062 m², is located in the area of the motorway triangle A92 - B15n. The space requirement is essentially composed of approx. 840 m² administration, approx. 1,300 m² workshops, approx. 1,580 m² garages, approx. 1,000 m² grit storage and approx. 1,270 m² for storage rooms. In the outdoor area, a further approx. 3,700 m² will be required for parking, storage and functional areas. The various areas of focus of the Landshut Road Maintenance Depot – administration, workshops, social area, garages and storage – require different building typological, functional, structural and building law requirements for the construction methods of the individual areas. Depending on an economical and typologically sensible implementation, a timber or timber hybrid construction method and a climate-effective greened building envelope are to be provided for the overall system or for partial areas. Furthermore, the administrative area is to be planned on the basis of the Passive House Standard. A new depot is to be created on the planned site as a replacement for the existing Landshut Road Maintenance Depot. This will essentially cover the existing functionalities of the old depot, supplemented by the requirements for more personnel, as well as adapted to the current requirements for functionality, working environment, safety, sustainability, etc. A road maintenance depot for approx. 62 employees is to be constructed on the site, including the necessary areas for office and workshop use. Most of the employees are deployed in the outdoor and workshop services. In addition to the administrative structures, various workshops, e.g. metal and wood processing, must be implemented. A vehicle workshop and a washing hall with an outdoor washing area are required for the maintenance of the numerous vehicles. These are housed in corresponding garages and covered shelters for vehicles and equipment. Important components of the new road maintenance depot, in addition to numerous storage areas inside and outside the buildings, are also a new salt storage hall with brine generator and a filling station.
