Germany – Architectural, construction, engineering and inspection services – TNW_Arch_Gemeinde Pfatter_Errichtung eines dreigruppigen Kinderhauses in Pfatter, Ortsteil Geisling

The municipality of Pfatter plans the new construction of a 3-group children's house for up to 62 children in the district of Geisling, municipality of Pfatter. The site is Parcel 16 in the "Osterfeld" development area. The space program, which is based on the total space program for day-care facilities for children in the Free State of Bavaria, includes one kindergarten group (from the completed 3rd year of life until school entry) and one nursery group (until the completed 3rd year of life). The space program has already been coordinated with the Government of Upper Palatinate and the District Youth Office. One kindergarten group is to be organized as a "mixed-age group" for children from 2 to approx. 4 years. The planning for this - building and interior design - has progressed so far in the course of a feasibility study that, for the most part, the most important services of phases 1-3 of the scope of services of §§ 33 in conjunction with Annex 10 to § 34 HOAI are available. There is a draft of a design plan, and a cost estimate based on it. Since phase 3 has been largely completed and corresponding results are available, in this phase, only the verification and, if necessary, optimization of the existing planning results with regard to functions and costs, and, if necessary, a corresponding modification of these planning services with an accordingly adapted cost estimate, will be commissioned as an additional service, so to speak, as an isolated service. After approval by the client, starting from phase 4, phases 4-9 of the scope of services for building and interior design according to § 34 para. 3 HOAI 2021 in conjunction with Annex 10. As special services, the following will be commissioned: participation in the application and settlement of grants (including proof of use), supervision of defect rectification within the limitation period. Furthermore, an inventory documentation and the creation of maintenance and care instructions. The contract will be awarded in stages according to HAV-KOM: Stage 1: The isolated/additional services for phase 3 (verification and optimization) and 4 Stage 2: Phases 5, 6 and 7 Stage 3: Phases 8 and 9 plus the special services incurred in the respective stages.
