Description
The demolition of the kindergarten building owned by the Municipality of Keszthely, located at 8360 Keszthely, Kísérleti utca 10, cadastral plot 2819/9, with a total net area of 484 m2, and the construction of an 11-unit apartment building on the same cadastral plot, with a planned net area of 864.43 m2. The land parcel is zoned: Vt-1. The land area: 2214 m2. The planned buildings: - number of floors: 3 (ground floor, first floor, attic) - net area of the ground floor: 341.41 m2 - net area of the first floor: 324.25 m2 - net area of the attic: 198.77 m2 - total net area: 864.43 m2 - net area of the apartments: 730.28 m2 - gross area: 422.04 m2. All buildings on the property must be demolished. A small amount of concreted surface is found around the buildings and on the site, which is also expected to be demolished. The reusable demolition waste (wood waste, such as firewood) must be recycled, and what cannot be reused must be transported to a landfill. After the demolition, the site must be cleaned and levelled. The planned building is a multi-family residential building with a pitched roof, monolithic reinforced concrete floors, located within the designated construction site, consisting of ground floor + first floor + attic with 11 residential units. The project involves the construction of two building volumes. The northern building volume will have smaller 2-tract apartments, while the southern building volume will have larger 3-tract apartments, both accessible from a common staircase. On the ground floor of the I. building volume, 2 apartments will be built, each with a living room, bedroom, bathroom, WC, entrance hall, and covered terrace. A common storage room and a mechanical room are also located on this floor. The apartments are accessible from the gallery. On the ground floor of the II. building volume, 2 apartments will be built, each with a living room, 3 bedrooms, bathroom, shower, 2 entrance halls, WC, and covered terrace. The apartments are accessible from the ground floor through the staircase. Between the two building volumes is the common staircase. On the first floor of the I. building volume, 2 apartments will be built, each with a living room, closet, bedroom, bathroom, WC, and covered terrace. The apartments are accessible from the staircase via a suspended corridor. On the first floor of the II. building volume, 2 apartments will be built, each with a living room, 3 bedrooms, bathroom, shower, 2 entrance halls, WC, and covered terrace. The apartments are accessible from the staircase. In the attic of the I. building volume, 1 apartment will be built with an entrance hall, closet, living room, wardrobe, 2 WC, bathroom, and bedroom, as well as a covered terrace. The apartment is accessible via a suspended corridor leading from the staircase. In the attic of the II. building volume, 2 apartments will be built. One apartment has a living room, covered terrace, bedroom, shower, and WC and is accessible from the staircase. The other apartment has an entrance hall, bedroom, living room, shower, and WC and is accessible from the staircase. The apartments do not have separate kitchens; the kitchen is part of the living room. Additionally, 1 common storage room is located on the attic level. 11 parking spaces will be built within the plot for the apartments. As part of the site planning, a bird-friendly garden, rain gardens, and a retention pond will also be built. The ground-floor apartments have a small garden area separated by a hedge. For each service apartment to be built, 5 deciduous trees will be planted. Further details of the technical content to be implemented can be found in the Execution drawings and the related technical description. The construction task includes all sub-tasks necessary for the implementation of the technical content shown in the drawings. The additional obligations and tasks of the winning bidder: • The contractor is responsible for the necessary public space occupations and their cost reimbursement. • The contractor is obliged to continuously participate in the cooperation and construction management on a weekly basis during the construction. • Demarcation and guarding of the construction site. • Compliance with the following regulations: 284/2007. (X. 29.) Government Decree on certain rules for environmental noise and vibration protection, as well as the 18/1997. (VI. 12.) municipal decree of the Keszthely City Council. • Weekend work is not permitted during the summer period. The Invitation to Tender records that the construction work subject to the procurement procedure is a licensed activity. The Invitation to Tender, based on the 46.§ (3) of the 321/2015. (X.30.) Government Decree on the methods of proving suitability and exclusion grounds, as well as the definition of the technical description in public procurement procedures, records that in the technical description, any reference to a specific brand or origin, or a specific procedure, which characterizes the products of a given economic operator or the services they provide, or to a trademark, patent, activity, person, type or specific origin or manufacturing process, is made in the interest of the unambiguous designation of the subject matter of the construction investment subject to the contract. In such a case, the phrase "or equivalent" must also be understood. Further information can be found in the execution drawings and the itemized, quantitative, non-priced budget. In this public procurement procedure, it is possible to deviate from the building products used, if the substitute building product achieves or exceeds the technical level of the replaced product in all the technical product properties listed in Annex 1 of the 275/2013. (VII. 16.) Government Decree on the detailed rules for the design and installation of building products in structures and the proof of performance during this process.
