Germany – Construction project management services – Projektsteuerungsleistungen für das Projekt Generalsanierung und Umbau des Münchner Stadtmuseums

Project management services in accordance with §2 AHO Heft Nr. 9 for project stages IV and V, as well as partial services from project stage III, for areas of activity A-E, and supporting project management services in the field of building and electrical engineering. After the execution permit has already been granted, the above-mentioned partial services from project stage III must still be provided. Key data: GFA: approx. 30,163 m² GIA: approx. 133,807 m³ The project is currently in phases 5 to 8 according to HOAI. Dates: - Start of service, immediately after contract award - probably 06/2026; - Building - handover to user: 12/2029; - External facilities, cable relocation and restoration of public traffic areas: 10/2030. The project for the general renovation and conversion of the Munich City Museum is divided into: - Part A – General renovation and conversion and - Part B – New conception with redesign of the exhibition, event and mediation areas as well as initial equipment. This tender includes the provision of project management services for Part A – General renovation and conversion of the Munich City Museum. Part B – New conception, is the responsibility of the Cultural Affairs Department / Munich City Museum and is not part of this tender. The Munich City Museum, which opened in 1888, is the largest municipal museum in Germany with a collection of approx. 3 million works of art and cultural assets. For the future viability of the Munich City Museum, a technical upgrading and a structural reorganisation of the building complex (above-mentioned Part A) as well as a new conception with content-related and spatial reorganisation (above-mentioned Part B, not part of the tender) are necessary. The building complex consists of the following six tracts: Armoury, 1491-93 by Lukas Rottaler; Grässel tract, 1926-28 by Hans Grässel; Leitenstorfer tract, 1930-31 by Hermann Leitenstorfer; Gsaenger tract 1959-64 by Gustav Gsaenger; Marstall tract 1976-77 (reconstruction), Hofmann tract 1977-78 (reconstruction). Large parts of the heterogeneous building complex are listed as individual monuments in the monument list. In addition, the entire building complex is located in the ensemble "Altstadt München". The site is within the scope of possible archaeological monuments. The areas of monument protection and energy efficiency are relevant for funding. The construction project according to Part A comprises the general renovation, the conversion and a partial demolition (e.g. car park, interior areas) with new construction (e.g. cube and roofing in the courtyard). The main measures will take place in the Gsaenger tract, Leitenstorfer tract, Grässel tract and Hofmann tract. In the Marstall tract, minimal renovation and conversion measures, and in the Armoury, in particular technical adaptation measures will be carried out. The Armoury was renovated in 2007/2008. The following technical topics must be taken into account in the technical upgrading of the existing buildings: - Building construction / statics; - Fire protection; - Building physics and energy efficiency; - Contaminants; - Heating, ventilation and cooling; - Water / wastewater; - Electrical engineering; - Lightning protection system; - Theft protection; - IT infrastructure, communication, control system; - Conveying technology. In addition to the technical upgrading for a contemporary overall concept, structural measures to eliminate functional and structural defects are also necessary. The planning concept with partial demolition, underpinning and sheet piling supplements the technical upgrading as follows: - Creation of a "New Entrance" via the Rindermarkt, corner Oberanger / Rosental; - Roofing of the northern courtyard; a cube with exhibition areas is inserted into this newly created "atrium"; - the underground car park in the northern courtyard is abandoned and demolished; a new technical centre is created at this point in the basement; after completion, the entire building complex will be supplied by this technical centre. - the technical systems (heating, ventilation, air conditioning, sanitary and electrical) in the building parts around the northern courtyard (Gsaenger tract, Grässel tract, Hofmann tract and Leitenstorfer tract) will be newly installed; the technical systems in the Armoury and Marstall will be upgraded - Inclusion and barrier-free accessibility. Further topic complexes that will also be necessary within the scope of the project management services are: - The confined inner-city location, the size of the object and the limited construction site set-up areas, which present a challenge to construction logistics; - Impacts of the construction measure on the underground tunnel, which runs parallel to the north-east side of the building complex under the Oberanger; - Relocation of the cables after completion of the construction measure; - Restoration of the public areas around the Munich City Museum. The accesses to the building will be made barrier-free wherever possible and bicycle racks will be set up in the Rosental, at St.-Jakobs-Platz and at Sebastiansplatz. In addition, optimisations such as improvements to barrier-free access, for example by expanding barrier-free crossings and the new construction of a tactile guidance system and for delivery traffic will be implemented; - Interface clarification/updating and interface management between "Part A - Conversion and General Renovation" and "Part B – New conception", which is the responsibility of the Cultural Affairs Department / Munich City Museum.
