The subject of the construction project is the renovation of the buildings at Paul-Junius-Straße 36–42 and Alfred-Jung-Straße 16–22 in Berlin-Lichtenberg, including the complete renewal of the drinking water, hot water, circulation and wastewater pipes, as well as the collection pipes in the basement. In parallel, the structural and technical prerequisites for the implementation of an integrated system for greywater use and waste heat recovery (IWIQ – Integrated Water and Heat Recovery in the Quarter) are to be planned. The construction project will be implemented as a real laboratory within the framework of the IWIQ research project. As part of the measure, all drinking water, hot water, circulation and wastewater lines, including the collection pipes, are to be renewed. In parallel, the structural and technical prerequisites for the introduction of a separate greywater/blackwater system and an operating water network will be created. The measure is part of the IWIQ pilot and research project (Integrated Water and Heat Recovery in the Quarter), within the framework of which the use of greywater and the recovery of heat from wastewater is also planned. The scope of services also includes the conceptual preparation, integration and consideration of a monitoring system after completion of the plant over a project-specific defined monitoring period within the framework of the IWIQ real laboratory. In the course of the renovation, renovation measures in the bathrooms are also planned. Interior bathrooms without windows will be completely renovated. For bathrooms with windows, renovation variants are to be investigated in an early project phase. The contract will be awarded as a general planning procedure. The aim is to involve a capable general planner at an early stage in order to develop a technically, economically and subsidizable optimized overall solution. The technical conception, dimensioning and plant planning of the IWIQ system (greywater recycling plant with heat recovery) will be carried out by a specialist planning office (Nolde) commissioned separately by the client and is not part of the tendered planning services. The planning of the second pipe network as well as all TGA planning services required for this are to be provided by the general planner. The general planner is obliged to fully integrate the results of the specialist planning into his overall planning, coordination and approval processes and to provide all planning services required for this, including interface coordination. All services are to be provided with particular consideration of the implementation in the inhabited stock, a tenant-friendly construction process and the requirements of the research and real laboratory character of the project.
