Description

The State of Lower Saxony intends to implement a replacement new building for Building 1 of the Northwest German Forest Research Station in Göttingen, as well as the conversion of the existing Laboratory Building 2 into a purely administrative building. The state-owned areas, already provided with existing buildings, at Grätzelstraße in Göttingen are available for development. The site is accessed from Grätzelstraße. The existing buildings, consisting of several parts, were constructed in different years of construction. The exact functional links are to be coordinated in the later processing. The desired relationships of the existing and new functional units will be presented in detail by the user during the planning process. No land-use plan has been drawn up for the area around Grätzelstraße in Göttingen to date. The construction project will therefore be assessed in accordance with § 34 (1) of the Building Code (BauGB). The following additional framework conditions are noted: The listed area of Levin's Park is located directly adjacent to the site. The existing parking spaces of the NW-FVA must be proven in the same number after the completion of the replacement new building. The connection between the replacement new building and the existing Building 2 is to be planned with the greatest possible flexibility of use. Compensatory measures must be created for the destruction of the outdoor facilities (trees). The space program is attached to the documents. All laboratory areas are to be accommodated in the replacement new building. The administrative areas not belonging to the laboratory wing are to be planned in the existing Building 2. The exact sequence of operations will be discussed by the user during the planning process. The construction costs, cost group 200 - 600 (excluding 610) according to DIN 276, are "capped" and must not exceed 26.27 million EUR, incl. 19% VAT for the new building. The measure is to be implemented using the BIM method. The BIM requirements can be found in the Exchange Information Requirements (EIR) and further, supplementary attachments. A BIM Manager is available for the implementation of the BIM method. The involvement of the specialist coordination is required. The development of an economical and cost-effective concept is the top priority. Comprehensive principles for sustainable planning and construction, operation and maintenance, as well as for the later use of the property, are to be taken into account. In general, cost-effective, industrially manufactured series products are to be used. Only materials and building structures whose building supervisory approvals are regulated are to be used.
