Germany – Building construction work – Totalunternehmervergabe Neubau Personalwohnheim mit integrierter Kindertagesstätte

The LMU Klinikum München intends to construct a new staff residence on the state-owned property at Heiglhofstraße 68. The property currently houses a kindergarten operated by the City of Munich. The existing kindergarten building will be demolished and temporarily relocated to another property during the construction phase. The ground floor of the new building will integrate a Haus für Kinder (HfK) consisting of four kindergarten groups and two nursery groups, with the demolition of the existing kindergarten and the construction of the interim facility not being part of this tender. The characteristics of the planned new construction project can be outlined as follows:

- Staff residence with 227 residential units (1 to 3 rooms),

- Haus für Kinder (HfK) with kindergarten and nursery (124 places),

- Underground car park (at least 60 parking spaces) with electric charging stations,

- Open play area including play equipment (for HfK),

- Building class 5; Special structure:

- High-rise building,

- Staff residence,

- Day care facility for children,

- Project suitable for a high degree of prefabrication,

- Hybrid timber construction method desired,

- Implementation with PV system and battery storage,

- Implementation with HVAC system in the HfK area,

- Heat supply via district heating connection,

- Residential units with kitchen equipment; HfK with preparation for commercial fresh kitchen,

- Construction site with trees and restricted access,

- Implementation of extensive green roofs and biodiverse roofs,

- Building envelope should be at least 30% below the requirements of the ENEV 2009 and the plant technology should meet the requirements of the GEG 2024.
