The subject of the procurement is the construction of two apartment buildings in Kruunuvuorenranta, Helsinki, a parking garage under the management of Pihakannen, and a shared yard as a fixed-price SR contract, including all building technical works as well as all LVISA works and all necessary design. An architectural design competition has been held for the subject, based on which reference designs have been made. The SR contractor commits to making an agreement with the client, the main designer and the architect before signing the framework agreement, with which the main design and architectural design agreement is changed to the SR contractor as the new client. The SR contract includes, each with a separate price: - 49338/1, Heka Kruunuvuorenranta Haakoninlahdenkatu 2, VARKE's cost-controlled rental housing subject - 49338/2, As Oy Helsingin Stansvikinkallio, RS subject to be sold under Hitas terms - 49338/3, the courtyard shared parking garage including 54 car spaces for the holders of plots 1 and 2 - 49338/3, the shared yard to be built under the management of Kruunuvuoren Palvelu Oy Design can be started after the signing of the framework agreement. A separate framework agreement and a separate SR contract will be drawn up for each management form (Heka, As Oy, parking garage and shared yard). The estimated start date for the construction work is 09/2027 and the work must be started at the latest by 11/2027. The procurement will not be divided into parts, as the multi-supplier model would produce an inappropriate contract package in terms of schedule management and coordination of works.
