Westpfalz-Klinikum GmbHGermanyPublished on Sep 03, 2026
No deadline given

Description

The Westpfalz-Klinikum GmbH (WKK) intends to implement an integrated medical and training campus (Health Campus) on the Pfaff site in Kaiserslautern. The Health Campus is designed as a strategic lighthouse project for the Westpfalz region and aims to concentrate medical and nursing training at a central location. The project's goal is to secure the long-term supply of medical and non-medical professionals in the region, strengthen Kaiserslautern as a science and university location, and sustainably support regional healthcare. The project's implementation is planned as the purchase of a property unit under the Condominium Act. WKK will initially divide the property in its ownership according to the WEG specifications. Later condominium units will be the MSK-SE unit and the Training Campus unit. WKK will also lease the Training Campus unit for the long term after completion. Therefore, the subject of the tender is not only the construction of the Health Campus but also the acquisition of the Training Campus property unit and the long-term lease. As a result, the contractor is obligated to acquire the property unit, a binding construction commitment to complete the Health Campus, and long-term leasing (10 + 5 + 5) of the unit remaining with the contractor. The building complex will also include a catering unit intended for third-party leasing or operation by third parties selected by the contractor. The contractor is free to choose the implementation variants, provided that the functional, legal, economic, and scheduling minimum requirements of the project are met. - In particular, implementation by an investor as the lead contractor is under consideration. In this variant, the investor acquires the property unit, assumes the construction commitment, and independently organizes planning and construction execution, for which it engages a general contractor, general supplier, or suitable individual contractors. - Alternatively, implementation by a general contractor or general supplier as the contractor and responsible contractual partner of the AG is possible. In this variant, the contractor assumes overall technical and organizational responsibility for the planning and construction of the Health Campus and engages an investor, financing partner, or project company that handles the acquisition of the property unit, the subsequent ownership, and the long-term leasing of the unit remaining with the investor. The above variants are merely exemplary and not exhaustive. In all variants, the bidder structure must ensure that all obligations arising from the acquisition of the property unit, construction commitment, lease agreement, community rules, and security concept can be legally binding and economically viable. For all implementation variants, it is also stipulated that the Health Campus is to be constructed as a single project.
