Renovation and expansion of the residential and commercial building at Kronenstraße 24, 76133 Karlsruhe The construction measure at Kronenstraße comprises the renovation and expansion of a residential and commercial building. The overarching goal of the measures is to create and modernise residential units, energetically upgrade the building envelope and renew the building services. As part of the renovation, the larger residential units will be divided into smaller ones, barrier-free access to the apartments will be created and living space will be gained through the extension. The planning provides for the redesign of the entrance area and the development of the residential units. The existing gallery on the courtyard side (1st-4th floor) will be replaced by a new, thermally decoupled gallery made of reinforced concrete at the same location up to the 6th floor. The flat roofs will be newly insulated, sealed and equipped with a PV system. General contractor services The building at Kronenstraße 24 is located in the redevelopment area Innenstadt Ost and is part of the building block Kaiserstraße-Kronenstraße-Zähringerstraße-Adlerstraße. The building block is located in the pedestrian zone of the city centre. The building to be renovated is part of the closed perimeter block development around a central courtyard. A car park is located below the courtyard, to which the building is connected at basement level. Access to the car park is from Zähringerstraße. The direct neighbouring buildings at Kaiserstraße 97 and Zähringerstraße 72 are each fully or partially protected as historic monuments. The site area is approximately 673m² and is fully built on by the building to be renovated. The building is not uniformly deep and not uniformly high: The "head building" at the corner of Kaiserstr./Kronenstr. is 7-storey. The "side building" along Kronenstraße is 6-storey, except for the lift machinery room. The building has a central, internal staircase and a lift leading to the 5th floor. The existing passenger lift is not barrier-free accessible from the ground floor. From the 5th floor ("roof storey 1") access to the apartment in the 6th floor ("roof storey 2") is via a gallery and a separate internal staircase. The basement houses the cellar compartments and the plant room. Access to these is via three internal stairs and an external stair or via the car park. The main renovation measures are as follows: - New staircase and lift installation in the axis 6 to 10 - Bracing angles UG to 5th floor in the axis 11 to 12 - Restructuring of the entrance area - Structural measures for building stiffening - Renewal of the gallery - Extension on the 6th floor - Conversion of a terrace area on the 6th floor into living space - Reduction of the residential units, redesign of the floor plans - Renovation of the building envelope (incl. asbestos removal) EWI + EIFS new - Renewal of the building services Existing residential units: 46 units Planned residential units: 63 units, divided into 55 x 1-room apartments and 8 x 2-room apartments 6 commercial units in the existing building, 7 commercial units planned The following information relates to the building after the modernisation and expansion measures: Living area according to WoFlV is approximately 2,320 m2 GFA (R+S) approximately 4,835 m2.
