This contract notice aims to select a service provider to carry out a complete mission of Project Management for the renovation, on an occupied site, of the Brune building. On a plot of approximately 17 266 m², this building, consisting of 13 levels (from basement -2 to 7th floor and 3 mezzanines), with a total usable area of 34 700 m², belongs to the La Poste group (SAS Tertiaire Mixte). It houses a PPDC (postal activity), a company restaurant, a tertiary activity, a Post Office, and a Gymnasium. The tertiary building is certified BREEAM Very Good and labelled BBC Effinergie Rénovation. The tertiary volume (100% occupied) accommodates approximately 2 180 employees of the Group. As part of the major maintenance campaign and in order to address thermal discomfort, the following diagnosis has been carried out: - Degraded and weakened facades, marked by falls of concrete blocks and corrosion of reinforcements, - Old joinery no longer guaranteeing good airtightness and causing drafts, - Lack of airtightness between the unheated PPDC volume and the tertiary part, accentuating the thermal imbalance, - Failure of insulation and watertightness at the level of the roof terraces and unheated slabs, - Lack of external solar protection, and internal blinds partly defective and ineffective. Following this assessment, the works to be carried out in an occupied environment concern: - Repointing and requalification of the facades and in particular of the main entrance, - Repair of external joinery and internal blinds according to condition and functionality, - Partial replacement of the insulation and watertightness of the roofs, - Installation of canopies at the level of the R+2 terrace, - Creation of an airtight zone between the tertiary volume and the PPDC, - Landscaping of the children's garden and external spaces (R+2 walkways).
