Description
A new laboratory and institute building is to be constructed for the Institute for Hygiene and the Environment (HU) and Hamburg Wasser. The aim is to create a new office and administrative building that meets the current requirements of modern laboratory buildings and ensures a smooth and efficient operation. The project involves the use as a laboratory and office building with a total usable area of approximately 24,500 m2 (NUF) or approximately 49,585 m2 gross floor area (BGF) above ground. It is to be erected in Hamburg-Mitte on the site at Bullenhuser Damm/Großmannstraße, on an area of approximately 12,000 m2. The main areas of work of the Institute for Hygiene and the Environment (approximately 300 employees) are food safety and zoonoses, hygiene and infectious medicine, as well as environmental investigations, supplemented by the Service and Control department. The planned use requires a spatial division of the individual functional areas into public and non-public accessible areas, which can be subdivided as follows: The public area of the building includes, among others, a vaccination centre, an auditorium, a course laboratory, the HU Museum, a canteen, a post office, areas for conferences, and a reception and foyer area. The core of the non-public area of the building consists of 4 laboratory areas for Hamburg Wasser and 25 laboratory rooms of the HU departments with, among others, a central sample reception, central chemical and consumable storage, S2/S3 laboratories, dissection areas, sensor areas, a conveyor system, autoclave rooms, and the administrative wing. The outdoor areas are also divided into public areas (visitors, patients, deliveries and possibly employee parking etc.) and non-public areas (service yard, dissection area, parking for official vehicles, etc.). For the urban area Billebecken – between Bille, Billekanal and Ausschläger Billdeich – a functional urban planning concept is currently being coordinated and created. The construction project should fit as well as possible into this functional plan concept. The design of the open spaces, publicly visible and semi-publicly usable areas, as well as the delivery situation, are to be coordinated during the planning process with the client BEBEG (Billebogen Entwicklungsgesellschaft mbH & Co. KG) and the approving authorities. Due to the different usage modules and complex functional requirements, the planning and design process, as well as the implementation and operation of the buildings, will be supported by Building Information Modeling (BIM) 3D-based modeling methods. Cooperative working methods/Lean Management will be used to control the overall processes in the project. The services will be commissioned in stages. The commissioning is carried out in 2 stages, with the individual services being divided into the stages as follows: Stage 1 includes the services according to § 3 Abs. 2 BaustellV LP 3- LP 7 Stage 2 includes the services according to § 3 Abs. 3 BaustellV LP 8 Special services from the explanation of the scope of services according to AHO brochure No. 15 See Annex 7 Schedule of Services Offer With the award, Stage 1 will be commissioned. The commissioning of the further phases of the project will be carried out in stages and optionally. There is no entitlement to the commissioning of further stages.
