Kiinteistö Oy Auroranlinna invites tenders for the maintenance of the ventilation systems (HVAC systems) of its properties and for the replacement of filters. The content of the service to be procured is described in more detail in the tender documents and their attachments, particularly in the attachment "Service Description". The main content of the service to be tendered is as follows: • Cleaning of ventilation dampers and ducts, • replacement and cleaning of air filters and • adjustment of ventilation. The procurement is divided into two (2) sub-areas. The sub-areas are: 1. West 2. East The contracting authority selects one (1) supplier for sub-area 1 and one (1) supplier for sub-area 2, with whom it concludes framework agreements. A tenderer may submit a tender for both sub-areas, but may only be selected for one sub-area. The suppliers selected for the sub-areas act as each other's backup suppliers in the other sub-area, i.e. they can be ordered to do work in the other sub-area if the workload in that sub-area temporarily proves to be too large for one supplier's resources. The properties included in the sub-areas are listed in the tender documents "KOy Auroranlinna Properties East" and "KOy Auroranlinna Properties West". In addition, the zip folder "Apartment- and property-specific ventilation information" attached to the tender documents contains further information on the ventilation technology of each property. The framework agreement is valid for a fixed term of two (2) years, unless the framework agreement ceases to be valid earlier as a result of the framework agreement's maximum value being reached. After the fixed-term contract period, the contracting authority has the right to extend the contract period by a further maximum of two (2) one (1) year options (1 + 1) or until the framework agreement's maximum value is reached. The decision on the use of the first option year is made at the latest two (2) months before the end of the contract period and the decision on the use of the second option year is made at the latest two (2) months before the end of the first option year. The decision on the use of the option is solely at the discretion of the contracting authority. If the winning tenderer in a sub-area tender is a group, all members of the group become contracting partners. The procurement quantities stated in the tender documents are estimates and the contract does not constitute a firm obligation for the contracting authority.
