The existing guest centre, formerly the spa guest centre, in the seaside resort of Kellenhusen, with buildings from the 60s, 70s and 80s, consisting of the guest centre, spa area, indoor pool and outdoor facilities with an outdoor pool and event meadow, is to be renovated. With the exception of a newer building section of the former spa treatment house (now Diekhus), all building sections will be demolished and replaced by the new construction of a guest centre. The guest centre is located on a plot of approximately 12,700 sqm, which consists of several parcels according to the site plan. The plot is thus within the scope of the land use plan No. 27 of the municipality of Kellenhusen. The plot is located in the foreland. According to §82 Landeswassergesetz (LWG) "Construction of buildings on the coast", buildings may not be erected or substantially altered in the foreland, unless they are within the scope of a valid land use plan. The type of building use is designated as a special area. The plot adjoins the beach promenade and runs parallel to it in a northeast-southwest direction. Access can be made on foot directly from the beach promenade. To the west, the plot borders the state protection dike. This is technically developed so that access can be made both on foot and by vehicle via the dike. In the southwest corner, the spa park borders the plot. The plot can also be accessed from this side. The new guest centre is planned in the southern part of the plot. The northern part is characterised by the indoor and outdoor pool. This part of the plot will be redesigned as part of a second construction phase. At present, use as an event area is planned. Visitors to the guest centre usually reach the building on foot via the beach promenade. Guests with cars can find designated public parking spaces on the landward side of the dike. Parking for employees and deliveries is via the existing access road. Guests arriving by bicycle can park their bicycles near the spa park and reach the building via the beach promenade or the spa park. All access routes can be designed to be barrier-free and low-threshold.
